First-time home ownership is OVER. "Starter home" are over 400k average income is 58k. We've put in 77 bids in middle TN on first home and were outbid by cash investors EVERY TIME. Now, we're priced out due to price and mortgage rates. Wonder why Millenials and Gen Z are doom spending? Not getting married? Not starting families? Why is civil unrest growing while the wealth gap is larger than it ever has been in history? It's because this economy is not for us, it never has been since we've been around. It priced us out and left us behind before we got here. This doesn't end well for society at every socioeconomic level..

move..... people stay in terrible conditions and expect success. LA County has more people (10 million) than something like 46 other states combined. There are so many housing in USA to buy..... Just move. Keep life simple and don't have excuses.

"Cash investors" are completely cleared out of TN, you are talking about a year ago. Cash investors anywhere in the south are completely out of the market.

Consumer spending is slowing for the obvious reason that inflation is expensive and takes an increasingly large chunk of consumers income. Energy costsvis a big part of it.

Every GOP President since Hoover has had a Recession ALL of THEM different weak excuse each time but ALWAYS a RECESSION ALWAYS. GOP has been predicting a Recession for 4 years now. GOP helping bottom 50 pct ? LmFAO . Recessions hit poor hardest.

Of our mortgages, the first was at 9% the second at 7.2% and somehow, we managed to pay off our 15 year fixed in 12 years. Interest rates are not that high and should actually go higher unless we want inflation rates to go higher. Stated simply, the party is over now time to clean up the mess. Take your pick, higher interest or higher prices. Just to be clear, the US consumer needs to be a bit more disciplined.

A metaphor for his outlook would be a heavy mass, increasing in weight, supported on feeble stilts that are on the verge of giving way, ending in collapse of this top heavy economic edifice.

GDP, PCE, ISM, Earnings. Rich getting richer with high rates. Lower end run out of savings. If wait too long could cause a financial crisis. Lower end companies/SMEs feeling higher rates.

Can you blame them? They've been right for 15 years now. Every dip bought instantly, including the covid V. The multi-year bear "should have" arrived by now, and probably will arrive someday, but it seems for now the government has figured out how to make it disappear indefinitely.

They haven't really been wrong, the poor have in fact been getting worse and worse off, while the increased wealth of the rich masks the suffering in the "official" numbers. A lot of people are already feeling the hard landing of interest rate policy, while many still prosper DUE to it. It's the best way to hollow out the middle class, don't you love it?

Give me some facts, not ur feelings. Unemployment is low , and GDP is strong. If the FED lowers rates, inflation will reignite. What needs to happen is for fiscal spending to slow down, but that won't happen. What do you think will happen if the Fed cuts rates? Are real estate prices and rent going down in that scenario?

Sadly, the “bottom half” have very little impact on the stock market and corporate profits. They spend very little $ outside of housing, food, gas, etc.
