Tom, great stream last night. I was in Miami for the first time in 2022. As much as I love NYC architecture, Miami is probably my 2nd favorite city. I stayed in South Beach for a week and just walking down those historic roads... man. Hope you do a stream from there too. Best to you!

You can get a homestead exemption in Florida as your primary residence. There is no particular amount of time you have to be physically present on the property. You have to declare Florida as your permanent residence. (You rent in New York) check it out.
