Looks like the west side is slowing down on it's draining to the east, but it's still cutting into the lake bed, hard to say if it'll drain all the way out yet or not.

I was watching another individual's video; he was talking to a resident who had said his insurance wasn't helping because it was a dam breach and not an actual flood. It just makes me mad; these people lose everything to this, and these insurance companies will do anything to not pay or help...cheap way to do business.

I wonder what the talk is regarding a possible re-build? If that is even possible, I would think it will be a looooong time coming. Personally, I think Wixom Lake is history. My deepest sympathy & regards to all affected by this ecological catastrophe.

I agree. If they rebuild I would hate to see the property taxes in the area, hitting folks who already are getting hosed by insurance companies.

It's a financial catastrophe for people living there. Ecologically this is great with natural river flow restored.

To rebuild Sanford and Wixom dams.... contractor friend of mine guessed 6 or 7 hundred million. My guess is both get rebuilt for flood control and recreational use. When? 10 years?

It wouldn’t take much to put the Tobacco River side (west side) back to normal, just dam off the spot where the river is running through the M-30 bridge site. It would also make it easier to repair M-30.

@@kevinstenger4334 the only problem with that scenario is it would put them right back to the condition they were before with not enough Spillway capacity for a Max flow situation which would put the state at risk for getting sued if the second side were to somehow breach from another rain event. Then again they could just leave top of the gap where the highway is two or three feet lower than the top of the dam therefore any overflow would automatically go up to that new River channel thats been created.

Since the dam broke and it will probably not be rebuilt. The property around the lake area will have to be reassessed and news deed made. Several of those property owners property lines will change. A new bridge will have to be built

The land was platted long before the dams were built. Much of the lake-bottom land is still owned by the dam owner although some was reverted to the county a couple of years ago after he refused to pay taxes on it. Former lakefront property owners would have to _buy_ the land from the current owner before property lines change.

my question in all this is the lake was wayyyyy down over a year ago because the dam owner did not have the $$$$$ to update the dam... so who gave the go ahead to allow the lake to rise again? was it the state? why? was it wixom lake owners crying about their property values? what are they worth now?

From what I understand, and this is going on other RU-vid reports. Some of the adjacent landholders took them to court and via the courts forced them to restore the levels.

That was a the state of Michigan. Property values way down but the property taxes are.not down

I did a little research and found that the climate up there is basically the same as Poland, Eastern Germany, a big chunk of Russia, etc. And it's so dam flat and wet, it's just one notch above a wetland. Water table often not lower than a foot or two down. Not appealing in the least, eh.

I agree, but this time it was failure to do the right thing (by man) by repairing the dam the way I understand it. I was told that these lakes were man made. I wonder if thats right?

@@dashjeffreys6998 Yes, they are man-made. And man has the bad habit of being in charge, then the next generation gets lazy and cheap and doesn't perform needed upkeep and this happens.

Well reduce the lake dwn to a stream divide the area into plots n look at how much taxable land the city gets.
