It's a great property. It stretches down to the river. I saw it for sale a few years back. You guys didba great build on it. I have property on Hudson and Nawakwa and drove by this frequently driving between properties.

Basically, my wish is for a very simple setup. Big house set up in thirds upstairs and downstairs. Side rooms are one for men and the other for women and the center is where we eat with the kitchen to the back and two toilet men's and women's bathrooms in between (one on each side). Upstairs the center is like the downstairs, with a place to meet and a smaller kitchen to the back, but two bathrooms upstairs with only showers and a toilet. All places in the house with sinks have a huge farm sink. Lanterns on walls in case electricity goes out and two woodburning cookstoves/heating stoves with one electric stove in the kitchen. No dishwasher. The biggest difference is I want a complete four-side wrap-around 4 season porch downstairs with one area with a fold-out clothesline to hang clothes on the porch to dry. Lots of windows. The entire place is heated and cooled. Connect a single garage to the side with a drain in the middle so I can wash the car in the garage. On top of the garage is a studio for me to do art with a kitchenette, bathroom, and single fold-down bed on the wall. Lots of windows to open up there as well so chemicals can be aired out. Ceiling fans are everywhere in the house. Simple fold-up tables in the men's room for after eating and the same in the women's room for after eating. I would like comfortable chairs that are not oversized and that have armrests and wheels on the bottom to move around. No carpet on any floors. The entire house is carpet-free. I would like the heating and air cooling system to have a heat pump which I understand helps in heating and cooling. Speakers in all rooms for hearing a good radio system or music/TV/computer. Men's game room has a pool table and place to play all kinds of casino games and the women's side has a player piano and stereo for music and tables for card games/bingo/and board games. There is a TV in each of these rooms. The center where we eat needs buffet counters along the two walls with places to plug in heating pots. Lots of shelves with doors and cupboards anywhere possible throughout the house. All beds are made to fold up into the wall to make the room bigger when the bed is not used. No pool. Instead, I want half walls built that make raised garden areas and as many as possible to grow things. The refrigerator is that only. A freezer is separate from it. Big pantry for all cooking goods and canning. Pots and pans can go in there as well. We do not really need closets anywhere. We can just have armoirs/wardrobs on wheels to move when cleaning and they need not be fancy at all. Nothing is fancy. It is all down to earth and simple. No "rich" looking stuff. Now, I do need a place for all that cut wood for the two cookstoves that are for heating and cooking. Perhaps a place with a roof and sliding doors could be put onto the house somewhere. No fancy lighting. Everything is simple. No bathtubs. Only showers and toilets. I would like all the walls and ceilings painted in something that I can clean once a year. I hate class doors on showers. Just give me a rod with curtains is all I need. All windows are UV protecting the inside of the house and have good screens to open all windows when I want to. If possible have all plumbing as centralized and easily accessible as possible for maintenance. Washer and Dryer with the deep freeze go in one of the porches with a farm sink and shower (small one) as that porch is like a mud room. The wrap-around porches can be opened so one can walk completely around the house. Seating on those porches are all rockers that are simple and not fancy. The tables are folding tables. Hooks above all windows in the wraparound porch so I can have hanging plants. Let there be plug-ins on the porches too for coffee makers, Christmas trees, and listening and watching things. I really don't want a basement so one room is framed really good for protection when a tornado comes. Good-looking old-fashioned windmills that are actually generators for electricity and solar cells in places I can clean them off easily for electricity as well. Faucet freestanding outside for watering plants in the raised wall garden. I like trees and bushes for shade. That's all I can think of. I live in Nebraska East Central. We get mighty hot days in summer and mighty cold days in winter so the house needs to be able to insulate from this. I do not like dark siding on houses, but whatever is the best for heating and cooling and that does not need painting ever. I would like a permanent roof that never needs shingles as well as good rain gutters that lead to large barrels to collect and use rainwater from the roof. So the roof needs to be plant-friendly and not have chemicals that collect in the rainwater.

Surprisingly, Black is not the most heat conductive when it comes to metal. There's a shade of darker green that is quite a bit worse.

Ive seen alot of these all black post frame buildings go up. What i dont understand is that you can literally pick any trim color to accent the building to look finished and no one does.

We build a 64x74 lay down purlin, 18ft sidewalls, 3/12 pitch roof with stone wainscot and some interior work just 2 of us in about 3 months. That was with material and weather delays.
