Bought my home 10 years ago and plan on staying here my whole life. Key is buying outside of expensive cities, I commute an hour each way for work because it's 5x cheaper.

Boomer here. How I am a bully? I worked for 43 years and own my own home. There were many times I only had enough money for the bare necessities. But somehow that screwed you over? I mean, really?

So, it's best to buy while interest rates are high and before a buying frenzy? Then, refinance at a lower rate later? Sounds good to me

It depends on your INDIVIDUAL situation! But there is no guarantee that rates will come back down. Remember that. But IF they do, people already in the market will gain more, and people left out, will have a harder time getting in.

Millennial VS Boomers what about Gen X? So boomers are still paying on houses. Millennial can't afford. And Gen X has found other ways to acquire property. I like tax sale houses. Paid 8k for current 4 bed house. Never buy a house needing foundation work unless you can do the work. We build a lot of handicap houses because less on market and sell faster. Finding the vacant land to build such places is the issue. Locations matter. Boomers looking to get into cheaper places and stay in them as long as possible. Most places we build are passive solar timber framed because cheaper. A lot of them are earth ship like designs, but no tires or berm. No electric bills, no sewage bills, no water bills, no heat bills, and grows some food. Fixed income and they know inflation will get them. Utilities always go up in price. Currency loose value and buy less over time. Getting houses to hit that 120k is our target market on a house. But doing lots of commercial work because real estate prices. Stuff on pintrest seems to be a real money maker for us.

You don't want your real estate agent to call me. These bank appraisers are worse than building inspectors. I seem to make more than real estate agents on home sales that fail bank appraisals. Bank appraisers could be a whole video. Rather deal with a regular building code inspector than bank appraiser. Had to do lots of b.s. work on out buildings because listing agent added them in. If they didn't list the out buildings with house. Home owners wouldn't need to paint, roof, gutters, windows, or doors on p.o.s. out building. Wasting peoples money and time when it could be burned by local fire department cheaper. Or get the dozer crew out.

Uhm, no, my daughter and her husband bought a home in 2021, and they are Millinials with a 2.27% rate, so I think the Millinials that could buy have already bought. They will rent it out when they are ready to buy another house. They are very locked in to build wealth.

Not everyone buys another house, some of us buy and live peacefully the rest of our lives. No reason to increase house size just because you can.
