A condo president in Aventura Florida was just arrested on October 1 on a number of felony charges, including racketeering, grand theft and money laundering. Unfortunately it's becoming too common to hear stories about fraud and theft, and the people who are being stolen from are usually left without much recourse or restitution.

It’s not really greed. It’s desperation. Instead of tightening their belt, people are turning to fraud and petty crimes. And it starts from the top-the elites. Do you understand what bankers have taken from us by their fraud and theft? So at some level don’t blame the common folk for getting in on the action too. It’s immoral and a sin, but I understand why they are doing it and how they probably rationalize it.

I've always said it... If you buy a condo make sure it has no more than 15 to 20 units and with no amenities. Reason why is because the less units there are, the more your vote count for elections in case you want to change the HOA board members. If a high rise condo has 500 units then your vote is too diluted, however in a 10 unit apartment your vote is 10% which is good. No amenities like pool, sauna or fancy jacuzzi because it increases maintenance fee, emergency repair and creates opportunities for corruption from greedy property managers and board members. I wouldn't want to pay a thousand or 2 thousand for condo maintenance fee, not only is dumb but a horrible investment long term.

Lmao no.. I just stepped down as President for 40 units, no amenities. Why did I step up? Lazy members let the previous President run the show and 75k disappeared over a lawsuit he wanted to win. One large storm & claim later and our insurance cancelled, no updates for 2 decades and roofs shot. I worked my butt of setting the ship to rights but was ALWAYS the bad guy to…the LAZY members. I painted our speed bumps and did so many little things because we were broke- it’s ALWAYS someone else’s job to the squeaky wheels but it’s the memberships fault if they don’t hold the Board to their job or step up themselves 😂

I'm a gold and silver stacker. Trades under 10,000 are not recorded upon purchase. If you buy American Government Issued gold or silver there is no capital gains tax once you sell. If you have generic gold or silver you can trade at a bullion dealer for American issued gold or silver. Yeah, you'll take a haircut but it's worth it. The trade with my bullion dealer would be 6%, sure beats 28%. Keep your trades under 10K in cash. Only ,5% of Americans are investors in precious metals. Imagine what the price would be if investing doubled or tripled. Currently silver is a diminishing resource so in the next few years even without more people investing silver will increase in value. YTD silver is up 36%, gold 29%. I saw this coming 3 years ago. Stackers say if you don't hold it you don't own it. Beware of vaulting your metals you may never see it or your money.

Most condo boards are honest in not stealing from the dues, but many get kickbacks from the condo vendors. Since these board seats are non-earning positions, why would anyone put up with the BS serving on the board unless there was some form of remuneration?

I used to give painting estimates for HOA’s. They didn’t want a detailed description of the work but yet they wanted it really cheap. I gave him the best price I could because I wouldn’t negotiate. I didn’t get the job. I’m glad I didn’t.

Went throught the same deal in Las Vegas at the Greenbriar property. Seven of the condo higher ups stole all of our monies and fled the country. This was back in the '90's. All we could do was wait to try to recover. Roofs, painting, basic maintenance took a severe hit! Took us 12 years to recover the lost funds. The neighborhood was never the same. I fled after 34 years of residency.

In Oregon when they put in sidewalks they put a tax lien on the property that has to be paid when the property changes ownership my grandparents place was sold and they had to come up with over 40k for the sidewalks

If you're really concerned about your HOA, the best path is to be one of their officers. That's what I did, and got to see it from a totally different perspective. That's the reason that HOAs get away with what they do. Not one wants to serve on the board.

Here in the UK, we don’t pay capital gains on any amount of gold and silver, as long as it’s produced by the Royal Mint, ie Gold or Silver Britannia’s. I do wonder how long this will remain the fact though 🤔

So much of our country is suffering from infrastructure taxes and the money collected doesn't get put into the places it needs it. Upper class neighborhoods get all the services and lower class get nothing. Trees in the side of the road is another can of worms. So many love the trees and don't want to see them go, but there should be other trees that don't damage and fit better planted. Many trees were installed without the home owners consent, just part of the original design. Taking down a tree can cost me $6000 here in Virginia. Many neighborhoods don't hardly get sunlight because of the old growth trees that were just too big for that application.

In NZ where I come from, the seller ALWAYS pays the agent's commission. A buyer NEVER pays commission. If an agent shows a property to a potential buyer< and the buyer purchases, the seller pays the agent's commission. Anything else is just a rort designed to take as much money from property owners as possible. And if an owner wants to sell the property themselves, they are perfectly entitled to and then there is NO commission payable to anyone.

I've been stacking both gold and silver since 1993. On March 18, 2020, I traded all of my gold for silver and now only have silver. That trade has now tripled in value. When I traded my gold for silver, I did it private party and have avoided any and all capital gains taxes because I was smart about it. In 1993 till 2008 I was mostly stacking gold and then switched to only stacking silver but never paid more than $14.50 an ounce of silver till July of 2022 and then I started stacking silver again.

Notice that the house was sold in 1981 for $134k. That is about the time my parents bought their second home after we moved. They paid $65k for a home twice that size in Chico CA (100 miles north of Sacramento). Yes, I still miss my home state but no way in hell could I afford it. That house in Chico that my parents used to own? It's for sale, $680k. I do like the renovations done... but dang.

What you said about gold is not entirely true. Buying gold is a good investment only if you buy it at the right price. Telling people that they should own gold when it is at or near an all time high may not be sound financial advice. Example buying an once of gold in 2018 would cost you $1300 to $1400. Today an once is $2600. Nearly double the price in six years. No I can not predict the future gold and it may go to $3000 an once or more. Or it may sink like a lead ballon. In 2018 when gold was dropping everybody said it was dumb to buy gold. I bought because it was cheap to buy. Bottom line is you buy cheap and sell high. Just like stocks or anything you want to make money. History showed us during the GFC gold went around $1800 on average and went down from then. Gold may go up in downturn in the economy but will drop shortly after that. Just research the past history of gold to resessions. People need to research and make a sound decision before they take any financial advice from anybody. If you rush into an investment not knowing what you are doing will more than likely end disastrous.

The greed is here and always been here. How about banks charging 28 % interest on cc. Or the 5 major health insurance companies who control the entire system for delivering healthcare. From the Medicare system that only provides limited coverage requires retirees to by health insurance for drugs and doctor bills. Otherwise the retirees can find themselves spending all their money on health care. Unpaid medical bills are #1 reason to file for bankruptcy. All insurance companies do not pay for all medical bills. Politicians pass laws that allow this robbery to happen. When you pay a premium it is not unreasonable to expect all your bills are paid. How about the four meat processors that control the price of meat in supermarkets. How about the 20 billion dollars that oil companies receive every year. How about the developers and landlords who built cheap housing in FL and NC and the other red states where republicans control the government and they are own and controlled by landowners, developers, builders who pay republicans not to increase government safety regulations to protect buyers by making sure developers are building hurricane proof and in safe locations. Corruption is what this country is all about when you have legalized bribery in the form of campaign contributions. The rich have always paid for elections in this country. There is no limit what the rich can spend to elect themselves or their family or friends.

My mom bought a condo. Of course the builder went bankrupt, the bank took it over and has been f'n the owners since then. So how can we even track down decrepencies? The bank is to big and for years the hoa fees climb and nothing gets repaired and if it does it takes months and months to get it done.

I'm Secretary & no one wants my position.... Our BOD has never changed except we recently added 2 Members at Large.... In hopes they can take our place in case we can't.... Even getting residents to attend Quarterly Member Meetings... People aren't interested until they want to complain....

I had a job that put me in court for many different types of cases. It was every week that the court calendar had law suits that dealt with HOA fees or some kind of HOA violation. These HOAs had the power, via contractual agreements, to put liens on peoples property, for various rules violations. Some petty, some more serious than others. Some of the violations were extremely petty and lots of in fighting occurred. ie; color of your front door. I made up my mind right then and there, to NEVER get involved in a piece of property that has HOA fees and rules. The enforcement is sometimes arbitrary and some people do not pay their fees. On top of that they just keep going up and you have absolutely no control.

THE home owner of these BROKEN SIDE WALKS should not have to pay for any repairs! The homeowners NEVER planted the DAM TREE, because almost always the CITY or COUNTY planted the STUPID PLANTS there to begin. Why is gold money? Because it says so in the US Constitution. See Article 1, Section 10. In 1776, the war ended and the US Government paid the soldiers with paper money, which soon became worthless. 13 years later, when the US Constitution was written, the authors protected the country by making gold and silver coin into money.

Anything can be used as "money" including guns, fuel, food, ammo, etc. Gold is just a metal that is considered precious. I suggest that you watch the Twilight Zone episode where a gold thief go into deep sleep and finds out that gold is worthless in the future.
