Stick built and modern modular construction methods each have their advantages. For starters on the modular side, supplies and materials are not exposed to weather during initial factory construction.
The advantage of this is two fold as the trades and craftsman aren't weather dependent, either. This can heighten scheduling predictability. "Downtime" of start of day setup and end of day pack up is mostly eliminated as the initial production job site is in a secure factory.
Schedules vary from start to finish based on a number of variables that can put finished product on an approx six to twelve month overall schedule for completion. Certain modular builders can complete factory construction phase in as little as 5-7 days!
Modular homes are not for everyone. Those looking for a Frank Lloyd Wright styled home encased with floor to ceiling windows will likely not find modular suitable, as one example. Modular is also not necessarily a noticeably less cost alternative to stick built. Generally, modern modular is more of a construction method alternative.
There are varied modular builders based on needs, price points and styles desired. Certain offer well over 80 base styles and customization. As with traditional new construction, builders are generally buyer agent friendly and factor buyer representation into costs regardless of whether the buyer comes represented so bring representation with you that is knowledgeable in new construction!
