You should get a lavalier microphone to avoid reverb, and turn off autofocus on your camera as it keep going out of focus. And smile a bit more!

@@sleptiq Thanks for the feedback! This video was recorded on my old camera with the internal mic, that’s why it’s sounds so poor. The sound and smiling should be better in my more recent videos. Please have a watch and let me know

Yes, married FTBs looking to buy our first family home now, in the Norwich area. It's been challenging to come up with 15% deposit most lenders seem to require nowadays.

@@sehkio It might be worthwhile waiting until next year (after April) to buy. Things may have calmed down by then and the government has spoken about reintroducing 95% mortgages, which only require a 5% deposit (watch my latest video for more info). Also, as your a FTB, there’ll still be no stamp duty to pay up to £300k!

Hey, Nzee! From what I understand, you won’t get the bonus, but I’m not sure if you would be penalised for using the money to buy a house. It’s a good question! Worth checking with a Lifetime ISA provider…

Thanks for the quality info. A quick one: If you service your H2B equity loan monthly within the first five years, would it be calculated as offsetting the govt. equity on the property or how else would it be calculated(accounted for)?

Thank you! The H2B equity loan is interest free for the first five years but there is a £1 a month management fee. This is just an admin fee. It doesn't go towards interest or capital repayments.

Are you considered to be a first time buyer if you had a property over 40 years ago and sold it over 40 years ago but have rented since then and want to buy something now?

As far as I understand, no, you would not be considered a first-time buyer, unfortunately. There are schemes for key and essential workers - if you are classed as one?

Hey Jen! Thank you! Have you found a property you'd like to make an offer for? There isn't a solicitor I've used that I'd be happy to recommend tbh. I've had some issues with the ones I've used. Are you buying a leasehold property? It might be worth contacting NLC to find out if they can recommend a good one: nationalleaseholdcampaign.org/

You’re welcome. 20% is the most you can borrow outside London, but you can borrow less if you wish. Although I think the amount you borrow needs to be a multiple of 5 or 10. Hope this helps!

Hi, I'd love some advice. I work 40 hours a week but I'm only on a 16 hour contract. I've been working 40 hours for 2 years in my job. Would they take this into account when working out how much I can afford or would they base it off my contract? (My other half has a full time job so it wouldn't just be my earnings).

Can I use LISA : Paid in 4000 before end of March. Then another 4000 after March. And then in 2022 apply for a shared ownership house?

Yes, you can as far as I understand. But you won’t be able to use the bonus until your account has been open for at least 12 months!

I would open an ISA now and get my £4k inside this financial year, then put another £4k in before the end of March 2022, then another £4k at least a month before I buy in summer 2022

Hi there! I think there are very few new build houses anywhere. It's mostly flats being built these days. Would a 95% mortgage or a mortgage 5.5 times your salary help you buy a house?

@@Sofura.academy Speak to a mortgage broker with access to the whole market, as mentioned in the video. Nationwide has introduced a new mortgage which will lend you 5.5 times your salary if you have at least a 10% deposit. It might be worth looking into it!
