a little fun fact for you. in the unites states landlords cannot charge more for the deposit than the rent. so if your rent is $500 dollars your deposit is $500 dollars. one way to get around that is to charge 1st and last months rent and the deposit. so if there is any damage that $500 is definitely there to cover it. tenants like to use the deposit as their last months rent (they are not supposed to). if there are pets(support animals) there is an extra fee. i dont allow pets and i have a very strong lease that goes straight to eviction if you are caught with pets..
