Had my two young lady assistants from my office come with me to shoot a house a few years back and suffered one of those "other items" moments. The 26 year old owner just inherited the home from his Uncle who passed away and set himself up in the basement. While I was shooting the upper level my assistants went down to the lower level to neaten things up and turn on the lights. When I went down stairs they had these funny looks on their faces and one kept looking away and biting her lip. I went through the rooms shooting everything and then into the bedroom.... The lighting wasn't great and I don't wear glasses when shooting as I see fine close up and use the flippy screen pulling focus and then zoom in after the 1st picture to check focus. So I shoot across the room toward the bed and night stand and when I reviewed the photo and zoomed way in, there in all their glory were several Obelisk-like objects, leather objects and things I wish I could have "unseen"! I went back out looked at the girls who were laughing their heads off when they saw my face...

I don’t even bracket anymore. With an AD300 Pro and a sensor with 15 stops of dynamic range, it’s not really necessary anymore in 99% of circumstances. Also, f/22 is more stopped down than necessary. F/9 to f/11 is usually more than enough, and retains more sharpness.

The FPV shot was wonderful. Also, a lesson learned: let the house talk to the buyer and don't get in its way. Nothing too odd, just shoot with discipline (verticals and camera height). And, wow, the Aperture lights - brilliant. Very helpful for an apartment shoot that I'll do today or tomorrow.

you forget an important thing, lighting. please dont use this video as reference for an actual real estate job, and try to look for professional real estate photography tuts out there, there are tons of things done wrong here.. those aperture lights can be added in post easily, like turning off the tv in the actual shoot and adding it up in post like it was on.. the very important thing is exposure for the outside and the inside if you have windows and use a flash to remove harsh shadows..

Architect here. I document my own projects and also work with a bunch of photographers. I shoot with a D800e and a 14-24 Here are some tips that might help you out. Cardinal rule - All verticals must be 90 degrees to the horizon. Unless it's a deliberate artistic choice, and usually a tilted image doesn't hold up visually. White balance is key. Whether in camera or in post. Shoot past golden hour (inky blue sky) and turn on the lights, unless the lights are low quality LED lights with a CRI less than 90 (it throws up a greenish cast which is difficult to correct in post). Watch the edge of your frame. Try and not chop off furniture and architectural details. Sometimes it's unavoidable, but it should be top of mind when/if you do. Carry a steam iron as part of your gear. Bed linen and curtains should be wrinkle free and are a headache to correct in post. Learn the "adaptive wide angle" tool on Photoshop, and you won't need a PC-E lens. I've never felt the need to use one, and the pro photographers I work with have pretty much stopped using them as well. Probably because it slows them down, especially if you're fighting failing light. Just make sure you leave enough breathing room around the subject, because you'll lose some data while correcting the image. I also use a Manfroto 410 junior gear head, which helps a lot in making sure I'm shooting level. Shoot interior images from a height of 5 feet or lower. Movie cameras are usually placed even lower, so we are used to seeing in that perspective. Don't just shoot overall 'documentation' shots. Pick out a few details/features/objects. It breaks the monotony of the final album. When shooting exterior views, try a few with a longer lens and compress the facade. I never use HDR, the D800 has such a huge dynamic range that I just feel don't need to. And getting HDR images to look natural is a skill and takes work. This image (i.imgur.com/xH90KQZ.jpg) for example, shows how much data one can recover from the shadows from the D800's sensor.

I've never done real estate but resort pics (and interiors for Crate & Barrel and CB2.) For location I always bring small portable battery powered strobes and a few c-stands and a few rolls of diffusion...the Profoto B10+ with a Photek Softlighter umbrella...to fill in hallways or rooms that look dark, especially if they are rooms off to the side or in the background. And some warming / cooling gels too. I know. Old school but saves in post. A roll of diffusion hung before a door frame and light with a strobe/umbrella creates a very soft and believable light. And personally, I'd never shoot from a sitting height. Basically for me the best is to calculate the height of the ceiling and then try to place the lens as close to the middle of the height as possible (I use a Canon 24mm tilt/shift too to help). 12' ceiling / camera at 6'. This gives you the easiest way to make sure all the angles are plum. Also, I always shoot tethered and then blow up the image on the screen to look for things I don't at first see. Cords/dirt/open drawers... And now I also try to bring along a Litemat LED panel and an LED tube for hard to light places like showers and bathrooms...Your pics looked great so you might get more work in shooting homes.

Mr. Potato Jet...Potato Jet...PJ... Take it from someone who shoots about 1k properties per year - Watch your third walls. There are a few images that show furniture along a wall (third wall effect). While you are trying to show a living space, you are not trying to show everything in that space, which makes the third wall very distracting. Best to always shoot into a corner, than go to that corner and shoot back the other way if you want to show the whole space. This is the most common mistake that ALL non full time real estate photogs make.

I use a rectilinear 15mm irix lens on a metabones adaptor with my a7rii. I always make sure my camera is leveled using the in body level. I’ll shout 3 stop hdr photos, then I do flash shots bouncing off the ceiling or a wall that’s out of frame. Sometimes multiple flash pops then I paint the flash exposure selectively into a composite with the hdr shot. You can also do luminosity masking to get super controlled with your bracketed shots and flash exposures. To put the icing on the cake I’ll expose for our the windows and shoot a shot with my flash on high power and aimed at the windows so I can do a window pull on my top layer.

Yeah, there were a few things I couldn't believe weren't done before they hired someone to take photos.

Have this nice house inside but the outside has had zero attention, you said it was still under construction but that yard has been in that state for at least a year or two

While talking about the importance of verticals, you literally missed ALL of your verticals. LOL 😂

That seems to be completely down to misunderstanding. I don't think he realised you're supposed to use a tilt-shift lens or warp things in post to keep vertical lines vertical.

I think those FPV shots could land you a good amount of jobs in the future, it's a perfect way to show the exterior / aerial view of the house and then directly transition to the interior but not everyone has the skill, knowledge and equipment to do those and also have them look good and useful.

Table dust just reminded of something I do. I use Vinyl and Rubber Care by AutoGlym with a micro fibre cloth to shine things up a bit. 🤙🏻

Why in the hell would you want to do real estate. Its one above weddings which is one above porn.

Does it pay well? Weddings can be stressful, and you only get one take. Real estate looks more laid back. You have time to think thru your shots.

Absolutely love your videos! You also bring what others tend to miss, personality and humanity. I’ve done plenty of property photography, so it was so interesting to see you take on this challenge.
