Buying land in Ghana is easy.if u do due diligence and if ur name is in lands commission database in the region ur land is ,no court order can go against you.

Yes opinion is what it is, buying land in Ghana is not a gamble if you follow the laws and regulations in Ghana. I'm Ghanaian myself and I'm victim too. I lose a lot of land in Accra simple because I failed to apply centain laws.

This same Goblack guy I remember did a video saying he will never buy land or do any business IN GHANA. Only to return back looking for areas he can invest in. He even met WODEMAYA and took him to go and check some businesses in town.

Black folks don’t give up on Ghana 🇬🇭 and land buying there. This is normal with a country as young as Ghana 🇬🇭. Think of this as post birth complications as the mother heals from having a child. 60 years guys is the age of Ghana, not hundreds of years and even thousands of years for some nations. All of this will get ironed out in time especially with us there. A lot of good change will come out of this watch my word. Even in America it’s been many cases of land theft so let’s not play like this is uniquely a Ghanaian thing. Even right now in America someone can go online with fake documents and cease possession of your home and legally take it in 2023. Just recently a black man in Florida home was stolen and sold. We can’t give up on Ghana 🇬🇭, I truly believe it’s our last hope in mass. What’s the alternative staying in America 🤨. America literally put to sleep millions of people and stole all the land so this doesn’t even compare.

Good God, u just said it all! Deep! We can't just give up on a very young country like Ghana! Young, but moving quite fast as compared to others!! Laws, Regulations, and a little control, and they'll be ok. That's why they need us there to teach them how. This is what lawlessness looks like! We do not know the fact.? It sounds for me like agenda against a proud country that fight against neocolonialism in Ghana, Africa. So many newcommers say they make an investment (for themselves). What about lokal people, what about fishermans, what about streetchildren? And NO for Gay hotell, for the best of Ghana. The chief who said go on for that has to resign!!!

Absolutely!! I've been researching Ghana since last year 2022 in hopes to relocate but this has me rethinking. Honesty and humility isn't reserved for other Countries and/or Continents. And not everyone is coming into Ghana to do business but to simply come home. Shame shame...

The lease was only 5000Gh in the '90's they only pay 1000Gh. For 24 years they were paying nothing. They were even warn a month before demolishment.

There was this black American woman who moved to Ghana in the 80s, purchased land there, and was happy. She loved Ghana and the people. One day, her children get a call on the phone being informed about her death. The locals killed her, stole her land, buried her in a shallow grave. I don't encourage black Americans to move to Ghana.

You also want to check that your potential land is not in litigation, and that the government hasn’t earmarked your land for something in the future. When it comes to leasehold, always check to know how much is left, plus you should negotiate with the seller an extension and cost before signing. Having a lawyer is a great idea. Fabulous content.

I have watched your video and that of Ekow Simpson and a full Ghanaian but living in the diaspora. What you said is 💯 truth, buying land in Ghana is a gamble and it’s a fact. There is no simple clear path to land ownership in Ghana 🇬🇭 and trust me when I say this. People will disagree but that’s reality. The new land act 2020(ACT 1036) was enacted to resolve some of the issues pertaining to land acquisition in Ghana. However some factions have disagreed and disassociated themselves from the land act claiming they have their own rules governing their land. Which is understandable. People keep saying do a land search 🔦 lol yes the search will show the owners name however it will never show that the owner or said persons are selling or sold the land to 3 or 4 individuals who will later be fighting for the possession of the land. Let’s be honest it’s a gamble to buy land in Ghana 🇬🇭. This can happen to anyone and it’s been happening because of ownership issues. However there are countless success stories but we must only agree to one ☝️ thing that we need a clear path to land ownership in Ghana 🇬🇭. @ IAmleslie your can put a few people on to dialogue on this.

@@majidrayamah9002 very well understood but who will lease land and build structures knowing one day they will come and pull it down. Did the assembly have a court order to pull down the structures? Land issues in Ghana 🇬🇭 has no definite process. Try and read the new land act 2020(ACT 1036) A 164 page document. We don’t have a straight forward process it’s a gamble.

@@TheSENYO I am in the construction industry as a civil engineer and have a background as a building inspector at the Metropolitan Assembly in Takoradi so boss i know what am taking about. this land in question was even leased during the 90's by the government with conditions. Note: every land issue in Ghana is unique depending on it previous status and history so you dont jut go buying lands anyhow.

I have just watched Ekow simpson video about this issue. He at least went and asked questions. For example the Israelites who bought the land paid only 1000 ghana cedi of 5000 ghana cedi for the land. Ekow will make a video with the ghanaian govenement entity who destroyed that place. Will wait until i make my conclusions. Always have 2 sides of a story

Leslie that area is a government land and there are soo many properties yet to demolished in ghana. You need to careful when paying land especially if is a government land. Is not just african americans they doing this to they do that to ghanaians as well.

Leslie. There was a 28 year failure to pay the 5000 Cedis that was the purchase price for a 50 year lease, with agreement for negotiation after 25 years. Only 1000 Cedis were paid since 1994😳. I don't blame the owner for demolishing the house. In fact, they were Extremely patient and gracious.

Leslie, I think you are doing a great job and very knowledgeable about things in Ghana but sometimes you need to do the research and get the proper information before making these comments, remember, you are talking to people in the diaspora who are sometimes critical about purchasing property in Ghana, so I beseech you to get the proper info before commenting.

I definitely wanted to invest in Ghana but not after seeing videos on this situation. I will definitely visit but JUST visit the country, I don’t think we are wanted by all there so I’m good on any business dealings there. It’s sad we can’t work with our own people but it is what it is.

Bro we are hospitable and welcoming to all. Even us local Ghaneans deal with these issues. Has nothing to do with African Americans. The government needs to be more organized and have a title search companies in place to prevent this nonsense. They’re working on it and it’s better today than it used to be. If you do your due diligence, you’ll be ok.

Too all African American and other foreigners. When you but a land in Ghana to build a business or to build a house to live in in Ghana or elsewhere. You do not legally own the land. The land that you "own" does not belong to you. The land is does not belong to the government of Ghana. The paramount chiefs and the local chief controls the land no one including the citizens of the 16 regions do not OWN the land exclusively. Regardless of any legal paper that you possess. This is not the western world of owning a land. Ghana is rules by chiefs of all the regions in Ghana.

You sad but I'm glad that you are strong enough to tell the truth from your heart. Most RU-vidrs glamorize the move. I think people like you I don't have to be there to see what's going on. But I have become awakened to realize that my people are everywhere we are in South America the Caribbean Asia Australia Mexico that was a weight off of my shoulders that I don't feel obligated to know country and indeed some are worse than others. You just don't leave a wreck situation to jump out in traffic that's leaving the US to Africa. Ghana had a great plan to be an open door for diaspora and many black Americans did not realize it was about business not family. I realize they are not offering black Americans no more then any other nationality that being said there's no citizenship efforts for those who have been taken through the transatlantic slave trade. My motto is do not buy land where you are not a citizen for you leave yourself wide open for disaster. What if the local government want to get rid of all the investors are those who they may fall out with politically. If you young get citizenship first. And keep your money in a u.s. Bank. If you're older it doesn't make sense Dubai property anyway. For your children are not going to leave America rat race and pull their kids out of School and sale their mortgage home. We are living in some perilous if you don't know look at what's going on around the world things can change on you overnight. People may look like you but he don't give a damn when it comes down to it they will steal Rob and kill in a blink of an eye. Rwanda was a great example and many other places around the globe has similar incidents the US has had its Rwanda in Asia has had its Rwanda as well and also Germany has had its Rwanda the Congo has had its Rwanda including Liberia and Haiti also Venezuela.

I’m building in the Winneba area and there are just too many unknowns to recommend that anyone else go through what I’ve been through. If you don’t have patience and deep pockets of cash you will become very discouraged dealing with blacks from the west trying to build Pan African communities and Ghanaians! Building in Ghana is not for the faint of heart, period!

Leslie I think folks should also consider buying into house or apartment developments as a first step to returning - then they can spend the time and strategies needed to own Land - but there is no better place to invest one’s time helping to build a renewed Africa - help build the systems , contribute even with the disfunctions

Honest question for you Ajani. If the development is foreign built and the money invested will go back to their country and you are under their leasehold would you still consider buying? The reason I ask. When I had a real estate agent. She put a market research plan with most of the developments. All was foreign owned accept one. I was turned of by that and was encouraged to purchase land from a PM. I knew bare land was African owned.

@@iAmLeslieJones Thank you for considering my thoughts on this and I know you have deep knowledge on this subject - I think the ownership rights are most important and the flow of capital secondary - all capital flows back to foreign hands anyway - So if it’s a lease and not a purchase to own then no I wouldn’t unless I felt the lease was secure for a number of years and I could get a return while I go and learn the lay of the land and the system “ - but there are developments where you own the apartment or house -As you’ve said we have to be practical , sober and not over idealistic. The laws are there. But there are thieves registering land in their names and selling. When the true owners show up, you will have purchased a stolen land. Example, Mr B is a teacher in Accra. He knows they have 100 acre family land in Aburi. Somebody else registers two acres in his/her name fraudulently and sells to diasporan and pockets the cash. My B goes back to Aburi 5 years later and there are people on the family land. All hell breaks loose. You get the point? Every Ghanaian knows this kind of story. Even while you are gone. Neighbors tear down their wall, rebuild it by expanding into your land, stealing 10 yard more.. to do anything in Ghana you need to be present!!! When you see "Stop Work, Produce Permit on your building project, gett a lawyer fast. Never bribe your way just cos the locals are doing it. You may be bribing the wrong people who don't have any authority! Do you even know the right person to bribe???

Besides, my point was all inclusive, not based on any individual's experience. Living here for 3 years has taught me a lot, from dealing with Land guards to encroachers. Like Leslie said, once you've learned the systems (or better yet the lack of systems here, ) you are better able to protect your investments and property.

What I do know is that the Ghana Land Act of 2020 prohibits the creation and vesting of freehold interest in any person, be he a citizen or foreigner. So, beware of anyone who promises you freehold land; it's abolished and you can look it up yourself.

My suggestion is to make sure all relevant terms and conditions, including the fees for future renewal, are clearly negotiated, stipulated and signed by the parties. People do it all the time to prevent possible disagreements in the future. Maybe this is why engaging the services of a credible real estate attorney helps. Please do the needful and you should be fine.

IN BRIEF The property was given to them in 1991 for 5000 Ghana cedi and they only paid 1000 Ghana cedi. It's 31 years today they never paid the outstanding amount of 4000 cedi. I am not condoning the demolition but they were supposed to honor the agreement. Honestly we all know that you can't do that shit in America (pardon my language) why do we think it's okay to do it to our own people? I worked in land commission before. And I’d like to give advice to anyone who wants to buy a land in anywhere in Ghana. Before you buy land let the owner of the land give you a site plan. Go to land commission and do search. Search means to find out if the person selling you the land was right to sell the land. Before you made any payments. Thank you.

I agree in building cities. But I am not convinced Ghana is the best place to establish large scale cities. First, the government must be welcoming to us on a level above tourism or right to abode. For example, the current government in Sierra Leone has invited returning diasporans the ability to set up a city. They offer citizenship outright to anyone that can establish DNA connection but also others can live there and establish citizenship after 8 years for those that don't qualify for immediate citizenship.

The same things can happen in America. Greed and corruption is everywhere. I had some land in The Woodlands, TX that I bough 5 years previous in a growing area. The land had tripled in value and people were building mansions on these properties. The bank that I was paying the loan off tried to foreclose on the land saying that I missed payments. But, it was impossible since I had it automatically coming out of my bank account for five straight years. My bank said not to worry because it was easily documented and they said it was very suspicious that they would try to do that. The only thing they could surmise is that they were trying to get their hands on my valuable property. My problem was resolved without going to court. So, I would say if you are going to buy land in Ghana or any country get with a land attorney and let them handle your business. Let them dot your i's and cross your t's. It is worth the extra money.

I owned land with only a wall built around it for quite some time. The chieftancy in the area changed hands from one family to the other. The new chief contacted me to come give something since I had not done anything to the land mind you I owned this land free and clear and registered it at the Land Commision and all smh I quickly put a two bedroom boys quarters to end his constant inquiry as to what my plans were. What are you plans? Basically means give me something. I am a Ghanaian by the way and that might have delayed them in selling it to someone else. I am in the process of putting the main house on it as we speak.

I think someone said money was owed for the land and it was not fully paid. Did seller disclose it the diasporan? No. Just because a person's name is in land records does not mean the land is free and clear to be sold. Hmmm... sounds like seller wanted nice cash from diasporans. Owners will still enforce verbal agreement, which is not in the land records!!! This story is all to common. Find out who the seller's family is, talk to them about the land. INVESTIGATE. Look for any additional info you can find about the land. Even hotels get demolished. This is nothing!

One of the good lawyer from Cape Coast is called Ato Amponsah Dadzie is office is in Accra. I have not spoken to him for a long time. We were school mates in high school. I was born in Cape Coast and had my elementary and high school education there. I have been in America for over 35 years. Cape Coast is a peaceful place. Things have changed a little. Propaganda video. Did you find out from the Cape Coast municipal assembly before putting out this negative video to tarnish the image of Ghana. The place was lease to an Israeli company for the amount of Gh5000 in 1999. The company paid Gh1000 and couldn’t fulfilled the rest of the money but the municipal assembly allowed the man to operate there since it has been leased to the diaspora by the Israeli company. The municipal assembly wrote to the man in question to come and talk about the lease but he didn’t show up. They gave him another 30 days to show up or else the demolition will be carried out. He didn’t answer to their letter and they carried out with the demolition and you are here putting out video of something that happened in a particular locality but relating it to a whole country that you have no idea about. Africa is not just Ghana.

Hard to know but I follow different channels they all said it was difficult, one big developer said there were many problems along the way. Maybe it's most safe to buy already build house and development that has been there for many years in a good neighborhood, but then it's probably quite expensive.

I initially was going to do that. Then I was told it’s more affordable to purchase land then build. The time and money if wasted will probably equal to what I would’ve paid for an already built structure. I also believe we should be able to build and not rely on already built structures. Most communities built already are not Ghanaian or African owned. Which is another reason I decided to purchase land. At least give to the community that way.

I appreciate your support. This video is subjective not objective. The details of what happened is not the foundation of the video. What can be done to avoid this is the foundation to the video. There’s a lot of discouraged people. Them hearing a preventative solution is what is needed as well. If investing in large numbers and insuring our investment not what people want to hear Ekow Simpson video is objectively done. His is detailed and investigative. If I took the time to investigate all the time I think I’d go crazy and there wouldn’t be not one video. Thank you.

How easy is an investigation going to be, in a country with no LAWS OR REGULATIONS? NO ACCOUNTABILITY, NO CONSEQUENCES, NO NOTHING! Jungle life and survival of the fittest! Everyone says YES to anything, when they actually mean NO! Seriously no sense of time, no value for anything much, and definitely no value for other people's property, big or small! Otherwise, Ghana is wide open and ripe for an ambitious person to be very successful than u can ever imagine to be. quite enterprising, why do u think all these other immigrants are so comfortable and filthy rich iin Ghana while we are the ones who seem to be having a hard time with the transition?! Many of you pessimists in the comments section can't wait to spread your gloomy, defeatist "Don't buy land in Ghana" BS .. .but you all seem to miss the Key thing that Leslie said. 2:31 👉 "You MUST do a Lands Commission search".👈 Includind making sure the name of the person selling you the land is in the database documented as being the owner.... and check to see when the lease expires on leasehold land.

The problem is the land commission is know to have records that are not updated! Also certain chiefs can be bought off and judges! Listen it’s no paradise! Hard work . Which is why we need to build together as a powerful networking community. Long live Pan Africanism

He hires a legal team that does exhaustive, methodical research on a piece of land before giving it the green light. I understand not everyone can afford to do this. The Next best Step would be to link with other Diasporans or estabished, well trusted native Ghanians that have stellar reputations. Word of mouth travels fast.

They have a video out explaining a 20 steps to buying land in Ghana successfully. However, if a judge, or Land commissioner or land surveyor, or other officials, don’t keep up dated information or paper work or worst paid off then yes correct steps don’t matter!!!!!! I know a Uk black citizen ripped off by fake no license realtor and law firm in Ghana. My best girl friend ripped off by $70,000 cash . Half of her roof stolen off and no window and doors of her 3 bedroom home in Pram Pram! We must restructure and build a powerful organization instead of getting picked off one by one!!!!

I live in US and have 30 year loan on my house and if I don't pay my mortgage, the bank will take possession or not pay the taxes the city/county will impose lien and eventually lose the property. When I hear some of these you tubers speaking very negatively about the demolition and not finding out the facts before putting out your video that's very irresponsible reporting.
