Lawn sprinkler repairs are usually an easy fix, and you can kit your tools and repair parts in a toolbox. Light fixture repair and replacements are usually quick and easy if you carry some standard model LED replacements in your truck. Air Conditioner repairs are usually the same problem, dirty filter, dirty coil, low freon, takes 5-minutes to hook up a set of gauges to a condensing unit and check the freon levels. Garage door repair, most of the time when the door won't open or close, they have a light beam sensor misaligned. Gas water heater not working, usually the pilot light has gone out.

Take note on toilets. There are toilets that don't use typical flappers. For instance dual flush toilets or other canister type flush valves. AND there are toilets that are completely weird. These repairs sometimes require special order parts equating to two trips. How do you handle this situation? Basically what would you charge?

I treat those as their own unique circumstances and simply charge accordingly depending on what was necessary to get it fixed. More than 9 out of 10 are pretty basic though.

Yes, I believe that's who I called. I called a few times and the first few times I couldn't get clear answers. I think it was the third time they transferred me to an investigator and the investigator was able to give me the answers.

Good stuff! Some of my favorites: replace tension shower curtain rod, replace pvc cap for sewer cleanout, running toilets, replacing bad outlets, stopped up kitchen sink.

@@bulletproofhandyman I'm about 70% complete. My PM asked me to pause work on it and switch over to a higher priority one. I'm back on the big one and should finish it up in a couple of days.

I've been needing to do that one for a long time. It's really one of my favorites. I make really great money on it and my process is solid and the finished product is even more solid.

Great video. One of my favorites is mailbox replacements. I've gotten fast at them and they are profitable. Another favorite is glass shower door installations. I agree with you on door knob replacements, especially if I get to use my jig to drill a hole for a new deadbolt.

I will try to make that one happen as soon as possible. In fact, I'll make it the next item on the list for how-to videos. It's a really great process that brings in tons of money with a very solid product.

No, anytime. I mention pricing for jobs. I'm always talking about labor only except in a few rare cases where I specify the exception to the rule

Thanks for the response I’m new to this handyman stuff so there is a learning curve. I was a licensed contractor in NY but recently moved to Sacramento and doing handyman work while I wait on my contractor license here. They put a $500 limit on what we can do and that has to include the cost of material it’s ridiculous

Love towel bars, washing windows, small clean outs, bypassing ballasts in old fluorescent lights. I have a cabinet floor replacement coming up and would love to see your video. This one has piping coming along with the drain.

I'll see if one of my upcoming moveouts could use one, if I let the property managers know they'll probably approve it. If not, maybe I'll just go buy a cabinet to use for videos.

No, all of my pricing, unless I specify an exception to the rule, is labor only.

@@bulletproofhandyman cool yeah ive been doing that price for ten years now on faucets. $150 labor minimum plus the cost of parts. Usually I have the customer pick up the faucet or any hoses that are needed.

Perfect! I prefer to purchase the faucets because there are some styles that take three times longer to install. The one that I always use comes with supply lines hard plumbed into it already so I never have to worry about supply lines. I also keep adapters just in case the shut off valve has non-standard sized threads.

I am shocked that you use Glacier Bay faucets. I’ve never seen one hold up more than a year. I guess you get what you pay for. I’m glad they work on your side of the country but wherever Home Depot gets them from on the East Coast they don’t last, I highly advise stay away from Glacier Bay. Moen, Delta or Kohler are the only faucets I put my name on

I agree. You get what you pay for. To be more precise. You don't get what you don't pay for. The $40 faucets from glacier Bay are junk, but the market faucet is not a $40 faucet. My clients, however, don't want to pay extra for name brand faucets. I've installed easily far more than 100, if not 200 of these faucets in the last 4 years and every single one of them is still working great.

Delta foundations all brass or metal besides the tube to the spout. I get told why is a bathroom faucet 60 dollars but I've never had to replace one. Kitchen is all metal too some dolly in rhe supply tube's but it's brass outside on the threads. That's still only 70 to 80 dollars only 20 more than a super cheapy? Can't go wrong eith delta foundations

I’m surprised you didn’t put ceiling fans in there that’s one of my favorites. I do a 250 Base charge and then $100 up charge if I have to put the supporting box in place and then I try to upsell on a remote or separate fan control at the switch

We do a lot of them to keep the work flowing but the $/time didn't make them super profitable. I'll likely raise the price on that.

Faucets and outlets are easy and profitable. I like hanging TVs and putting furniture together. They are easy and highly profitable.

Those are two of the only jobs I never do, since property managers aren't usually paying for something like that. I did hang a few TVs before I got into property management though and I have to say it wasn't very hard and it didn't take very long.

@@bulletproofhandyman I installed 8 blinds for a property manager at $40 each and it took me 10 min per blind. They were happy to pay that price.

Blinds are profitable If they are in stock and If I don't have to have them cut to size but they usually do need to be cut. They're still profitable though, just not top 10 for me.

Thank you sir. I had a 5 day period where I installed 3 storm doors. 1 Door was under-measured, another door was sized a 1/4" too large for the door frame and the 3rd door went in without any issue (client's measured and ordered the doors). I absolutely loved installing each one of them. Wish I could specialize in just storm door installation. Through the installation, I learned how an angle grinder and a wood carving blade helps make everything work. You mentioned you swap switches and sockets without killing the breaker. I learned you do the same with the actual circuit breaker without shutting off the power coming into the home. As long as you don't complete the circuit with your body, you should be good.

Seems legit! Sounds like you should start a storm door installation company. You could probably niche down, charge the same as other professionals, but develop a process to make yourself twice as fast and therefore twice as profitable!
