I feel better already ! Thank you ! How can we offer consultations services if they aren’t our client ? Isn’t there wrists with that ? I’m not an attorney.
Just contact them and create a plan specifically for their needs. It’s a great way to help people get to where they want to go. I’m not sure what you mean by wrists. As a real estate agent, you’re pretty much a consultant anyway for the market.
Three questions? Does the client/realtor agreement mean the client can not look at a home and turn around and use another realtor to buy said home? Can a client have multiple realtors but the client is never looking at the same home? Not sure if this makes sense? Can an agreement be broken, say the client and realtor do not align and the service from the realtor is substandard? What if a client wants to look in a very broad area, say an hour perimeter, can a client hire multiple realtors from different locations? Just found your channel, love your content!
Answer to question #1 is if a buyer and an agent sign a contract to work together, and the buyer turns around and purchases a home shown by that agent, then that agent is due a commission since they signed a contract together. It is a binding agreement. An agreement can be broken in writing and I believe they can use other agents but make sure they do not show the same home. Hope that helps.
