Nice to see the face that goes with the voice. Q: will the seller have to pay the buyers agent to bring in their buyer? Or just rely on the buyer to pay for agent representation? That might limit exposure for the house. In the end, what will be the norm for listing commission?

I'll start by saying I enjoy your videos. They are always informative. Next I'll say I know very little about the real estate industry, MLS and so on. My understanding is as is stands now and in the future the seller will have to pay say 3% to their realtor and a buyer would have to pay 3% to their realtor. So as you stated a buyer of a $1,000,000 house would have to come up with $1,000,030 ? Is that a good example?

Hello! It is a fact that realtor commissions were NOT set by the realtors. Sellers always had the option of negotiating or offering only $1 to the buyers agent. The problem arises when people believe that buyer agents would not show such houses to their clients, (and some would not have.) Sellers never actually paid the buyers agent - The seller just allowed the buyer to finance the payment to his agent by borrowing it and rolling it into the mortgage. Now what?

The Department of Veterans Affairs (VA) rules prohibit VA borrowers from paying real estate commissions. Did anyone think how this would affect our Veterans?

It's like buying a car and paying two salespersons commission! It's become totally unfair to charge a total of 6% commission on these elevated real estate prices!

The benefits of technology have NOT resulted in the lower prices you should expect. Let's focus on demanding a similar repricing in other entrenched industries.

As we know it. Agreed! Something new will emerge, nature abhors a vacuum. Sad to remember that the entire MLS structure was developed to protect BUYERS!! MLS showing commissions to buyer agents and seller agents may not have been the best solution. The solutions now seems to be to change an entire industry where sellers had been acting as passthrough for the buyers(i.e. allowing them to add the fee to the mortgage.) The law of unintended consequences is always sadly amusing.

It was hard to argue that sellers should pay the buyers' agent. Some new structure will emerge but the essence of "cooperation between Realtors" was that the seller was facilitating the transaction. The buyer could borrow the payment to their agent because the seller, in the middle, allows the buyer to roll the agent fee into the mortgage. Now what........

Lower pay, intense competition for clients and a massive exodus of realtors. Those are some of the predictions that real estate professionals are making, anxiously, after the recent settlement from the National Association of Realtors with homebuyers, which establishes new rules for brokers that could upend the way Americans buy and sell their homes. There is no doubt buyer's agents are done. As is Zillow's business model. Another FL RU-vidr talked about this today. He sees potential side agreement between seller and his realtor where seller agrees to pay buyer's agent x. It's not listed on MLS. Any realtor representing a buyer better have some solid relationships with listing realtors. A big reason a buyer will not pay is too many buyer's agents bring no value. I speak from experience having been a real estate agent in NYC for almost 12 years before moving to Florida. Not licensed here. Best of luck.
