Agree with every point 100% ... A word of caution: Avoid "Integrated LED lights" at all costs! "LED Bubls" are great, but "Integrated LED Lights" should be avoided. I Renovated multifamily 4 years ago, for buy-and-hold. Changed all light fixtures with integrated LEDs. After 12 months they started to fail, 1 or 2 every 6 months,..., every time I have to send an electrician to change the whole damn light fixture, instead of asking the tenants to change the Bulbs at their own expense. Cost me thousands of dollars so far and I will not be done until all are changed ... "Integrated LEDs"?, Never again!

As someone who's done appliance delivery: I can't begin to tell you how much less of a headache it is to have a decently sized utility room. Not just from our perspective, but you run less risk of having anything unintentionally damaged by having enough clearance to install things in the first place - and thus not have to hire anyone to fix damage after the fact even if we're paying for it.

Closets and a pantry are certainly a big deal. I lived in an apartment with only two kitchen cabinets, no pantry, no coat closet, and only one bedroom closet. I moved to an apartment with a double door coat closet, walk-in closet in my bedroom, a pantry and a linen closet. I literally almost fell to my knees in gratitude. Those things really do make a difference in the day to day function of the home/apartment.

That's a really nice house. And I totally agree about the windows. As someone who has lots of plants, I've never seen a house with too many windows.

Good advice. It's always important to think about resale when you buy. I believe if you are able to build new then make it to your liking and need but don't neglect what future buyers may be wanting. Find a compromise on that.

I put in all these ideas for my new build just based on current trends from Pinterest and my own needs. Got rid of a garage closet to double an interior closet.

Great Job! The one thing I would add is a upgraded electrical service in the garage NEMA 14-50 front and back... lots of folks are considering EV's now... as you said... Future resell even if you drive a dually and dont give a damn about EV's... your buyer probably will.

1000% agree with a single sink basin. When I purchased my very first home it had a tiny two basin sink that I could not fill a pot in. But after about a year into it, the faucet broke and it was then that i decided to redo the whole countertop and faucet. So I got a granite top with backsplash and a large undermounted sink with the commercial kitchen style faucet. I love it. Such a joy to be in my kitchen. Also agree that women need to be architects when building a house. One thing that irks my soul, not enough outlets in the kitchen or the house in general! For those of use who likes to cook with appliances, we need POWER!! Lastly, toggle switches. Let's jump to the 21st century.

I am a disabled veteran, and though I have improved over years after an active duty injury, I had to use wheelchairs. I rented houses that had the standard 36" and 32" doorways and they are a terror to navigate when operating chairs on your own. I had a house built I paid extra to have my house entries made with 42" doors and 36" interior doors. Also, as for ''never build a house with 8' ceilings", I would think that would be a southern thing as those high ceilings work well for keeping a place cooler, but heating them is more expensive is all. Your winter warmth is on the ceiling that way.

@@TheRealWayneTurner Especially houses a person plans to retire and grow old in. I have had to have ambulances come on and with 42" and 36" door emergency workers can bring a gurney through like a breeze.

Wayne I live in a house built at the turn of the century 1890-1920 ish it has 9 foot ceilings and picture rail at 8 feet which gives a nice way to define the space.

Agree with the bathtub and the windows especially. I take a bath every day and never take showers. The double sinks are good for resale but we will never use them as I use a different bathroom than my husband. You don't have to do everything together! Ha ha!

We done a lot of live-in flips but we're ready to build new homes now. My wife and I are teaming up with a local builder who's been featured on HGTV and may retire soon. Every one of these mentioned features we'll be incorporating with new buids (we already have most of these in our plans). We want to learn as MUCH as we can from this long time builder with 1000's of homes under his belt - learn from the best. Also, builders HAVE to ditch the microwave above the oven layout!! That's so yesterday. Move to a drawer microwave or put one somewhere else in the kitchen. Also, thanks for these tips and keep'em coming. We're in a 10yr old house that didn't have soft close cabinet doors and drawers but, they are now! Great ways to add those features without installing new hinges and slides and everyone notices those small things ;) We've invested 50k in this live-in flip and will net $150k when we sell it on appreciation from the upgrades/updates to the house. I follow your channel more than any other.

@@sac621 Maybe but people really like them on new builds. They won't fit every layout but we use them whenever we can and they are well received.

Another approach we're taking is gas cooktops with side oven and microwave vs dual ovens. Those are going over like gang busters in this market.

As a chef I find almost all ventilation hoods are inadequate. If you toast Thai chilis in a wok, then start coughing from the fumes and smoke. It's not good enough. All vents should be vented to out of the house.

Who is the builder? I really am liking the way the build is looking. This time next year is when I am looking at building a new home. Was thinking of Adams homes. It can't possibly be a DR Horton or Lennar. It looks to good.

Question which is better in your opinion building a small 2 bedroom 2 bathroom house or taking a shell of a building and making that into my 2 bedroom 2 bathroom my opinion of size 16X30 kitchen will be custom to be without stove and only a oven.

Piping gas to a fireplace sounds like such a hazard. I mean, if this is an established thing it's probably no more dangerous than an ordinary gas heater... But why add the extra hazard at all?

Guys, Wayne is right, since I grew up in the military I do not believe in forever homes maximum five years. The only thing I will disagree, especially living in the south. I think you’re wasting Real Estate on having a fireplace use that space for something more productive. I Learned this after the second house it is not energy efficient. Lotta your money goes up.😢

Pantry ..yes...porches yes....gas yes and water heater because on demand better with gas. Lots of windows. Don't chintz on electrical outlets...bigger bedrooms. Nothing under 11x11 the rest are too small. Storage. Storage...storage

I'm poor, white, working, trash, I'm just happy having a roof over my head(I'm stuck in an apartment for now). Just having a nice house with an insulated garage would be a small piece of heaven. Add a lot of acreage and no neighbors, I think I would have died and gone to heaven..lol...If only I could win the lottery.

Never build a house with an open kitchen. It stinks up the whole house when you do any serious cooking. Especially if it has a stairwell to the second floor - all smells will rise there. You'll feel like you are living under the ceiling of a kitchen.

BTW, I learnt from watching "Brent Hull" channel that "open kitchen" is a relatively new "invention", historically it was a separate room (when people actually cooked). I guess, it was invented by "designers" who figured it looked good on photos. Probably same ones that invented the ridiculous dust-collecting "open shelve". Now in my house I'm having to figure out how to block the emanations from entering the stairwell @@TheRealWayneTurner

@@weekendwarrior3420 the designs evolve with the way people live in their homes. Lots of people are now beginning to eliminate a breakfast area in the kitchen, which has been popular for decades, in favor of a large island with enough space for the whole family to eat at.
