I would never buy a house next to school. The traffic and bells would be a NO for me.

This all makes sense. We previously purchased two resales and I was tired of dealing with other people's mess. This time we bought new, with a one bedroom on the main floor so if there is a health issue, we have at least one sleeping space that is accessible. We are not near a school but chose in a decent district. We are empty nesters so the schools specifically did not matter to us but it will matter when we go to sell. Each home purchase is a learning experience.

I worked for a flipper. The only time he pulled permits was when he absolutely had to. A new roof, foundation repairs and major plumbing work.

@@atlantageorgiarealestate Never underestimate what it will cost to make updates or required changes to an older house in an old neighborhood. Old houses may look charming on Christmas Eve when driving by, however, they are not typically a wise investment as they are burdened with significant problems forcing significant expenditures. They become a money pit rather quickly and an enormous money loser. This is why many young people/couples purchase these old houses thinking they are cute in a "charming" neighborhood. The reality is, the charm wears off quickly and the bills are enormous. And they typically cannot afford the required maintenance. Hence, cost cutting begins. Shrewd and financially sharp buyers won't buy these older houses for this reason. So you are limiting your market when you sell.

Don’t leave this off. NEVER buy a house next door to people that have constant barking dogs !! Before you buy a house in a neighborhood I suggest you sleep one night in your car to determine if it’s worth your sanity and sleep

Model homes! It's where the blueprints meet the real world and realize they have to put it together a different way and the model home suffers the testing

That’s a great point! Often people fall in love with the model because of the staging. Are you speaking from experience on this?

@@atlantageorgiarealestate No but I was interested to see if you would say something about the 2, 3 story homes. I am glad that you did! I know a handful of people who went into retirement thinking they could live forever in their 2 story home only to realize after hip surgery, arthritis, etc.. it was no longer a viable option to live in that home so they ended up moving to a one story. Some taking on a new house payment! I think a lot of people don't think about this when buying their "forever home". We all get old :) and just can't go up and down the stairs like we used to. Again, thank you for the video, I think you gave some really good tips!

My husband and I made the mistake of buying a 3 story town home 15 years ago, and we sold it 3 years later. It was in a perfect neighborhood near a park. Great setting, but those stairs would have been awful if something had happened to one of us.

Cannot afford a house you are wanting. Just saying. Lol everything you mentioned makes a house cheaper to buy.

@@atlantageorgiarealestateyes. I currently live in a house on a flood plain. But it never did get flooded in the history of the home even in the most horrible disasters and events. So I think you have to take a closer look at the flood plain homes…not all of them are what you think. Also many times you can get the flood insurance from the previous owner transferred in to your name and not have as much expense to bear. Some policies are around $600-$800 so they really are not that bad but that is if you get the seller to agree to transfer and many times they are willing to work with you. I don’t think they belong in the never buy category. They are good to sell later on and make a profit from especially since you can get them cheaper.

@@brighid13 Do you know what zone you are in? The ones I would never buy are in the moderate and high risk zones. They are normally on the coast, a lake or a river. Also sometimes the lot is within the flood zone, but the house is not. There are lots of variables. Thank you for sharing!

@@atlantageorgiarealestate I am in Flood Zone AE and it is high risk. So it was mandatory to get flood insurance. Definitely do your research on a home and make sure it has never been flooded before but mine never has and never will. The reason is that it sits on a hill next to a river but the river only flooded once and the home still did not get flooded. So never judge a book by its cover.
