Thanks Luke. The builders we have been working with/talking with are cautiously moving forward with putting in infrastructure and permits. They are not holding back and they are not going YOLO. I think they are building steady enough to keep their current subs busy, but not increasing builds to where they need to hire more. I have also heard from more than one builder that the county has a backlog of permits to go through. Putting those two things together, I would say builders here are leaning into 2025 rather than holding back.

For the edification of others reading this that may have the same question...Yes, you want to at least be under contract with a close of escrow date on your home to sell, before you look for new properties here. Those selling their homes here are adverse to going under contract with anyone who has yet to sell their home...too much uncertainty. This will be a conflict you will become familiar with if/when a potential buyer of your home there, asks you to take your home off the market, to enter a contract with them, while they WAIT to see of their home sells. We do not advise you go under contract with a buyer who still has to sell their home. What kind of certainty and leverage would you have if you wanted to offer on a home here, contingent on the sale of your home... which is contingent on your buyer selling their home? That is TWO parties now with homes that have not sold in your chain. You can see how the "dominoes of uncertainty" can quickly topple.

They are building for the California influx. Crap builds on postage stamp sized lots. That is what they are used to.
