Good content. Always read the fine print and get everything in writing on any agreements made. I had a house built in 2006 and the builder was supposed to pay me the allowance for items I had installed. He wrote out the allowances for all the items, specifically the flooring, AC unit, and a few other smaller items. I think it came out to around $10k. We were to settle up at closing. Well at closing he settled up all right. I believe he wrote a check to me for $1,200. He had me over a barrel. I literally had a uHaul waiting at the new home in the driveway waiting to be unloaded. Lesson learned. Many of these builders are shrewd and are in cahoots with those you think are representing you. Make sure you get a realtor that has YOUR back, and not the backs of the builder and the bank (which was my situation).
This is EXACTLY what motivated me to make this video! Thank you so much for your feedback. Unfortunately, this happens WAY MORE than we know about and I see it quiet often. It really sucks for the buyers and they don't have a lot of options once the contract is signed and construction has begun.
You should do a video on when a neighborhood with an HOA gets built dose the construction company make a contract with the HOA, or dose the HOA contact a company to build the neighborhood and how does that work.
Can you offer any insights on some of the top builders? For ex, Dr. Horton, Century, Meritage? I noticed that you mentioned Toll brothers as a good builder but have you had any experience with the others, particularly the ones I mentioned?
Yes, I've had experience with all of those and if you want my true opinion, call me sometimes bc I never know who's trolling my channel waiting for me to say something wrong so the Real Estate Commission can slap my wrist. =)
