New Home Warranty Inspection in The Villages Florida for the one year with D'Angelo Inspections. 

I know that flexible insulated tubing for your air is what’s used today, it does wear over time and starts spewing minute particles of fiberglass into the building. We had that problem at the courthouse in the early 1990s and I cannot tell you how many of us suffered because of it. I was the first case and the worst. This was because I was one person and they thought I was crazy. You have no idea how awful it was. It took them forever to figure out what the problem was and then they had to redo the entire system. What happens is the continuous airflow deteriorates the inside lining etc. I now cannot go near insulation in a home improvement store . Tuck pointing of a building is extremely irritating to me. It will never get better. I have to live with it. I have rigid ventilation in my home for heating and cooling. EXCELLENT. Lots of little things need to be repaired. Homes are built on the flat, but should be built on a very slight mound for adequate water drainage. Never happen. Costs money. My house is built that way. Kind if daunting.

As a fellow Villager living in the Villages of McClure, I can assure any new homeowner that a one year warranty home inspection is absolutely mandatory and D'Angelo Inspections does a great job. Additionally, The Villages warranty department is excellent and they will cover all the required warranty work, but be 100% certain to document everything and put in your warranty work request before your first year.

UPDATE- I was told today that the warranty department just made a slight change new folks will want to know about. Now once you close the punch list or check list they want from you MUST be submitted within the first 7 days...no longer 30 days. The only exception is if you closed remotely, if you were not here for the close, or if you were only here for that closing and then went back to your existing home, then ONLY IF the house stays vacant until you return, you can then submit your check list within 7 days of your return. ALSO, if you decide to use a home inspector to do your check list or punch list inspection, that will be considered your checklist and you cannot turn in another check list, as that would be redundant. The Warranty department also just came out with a new website that has the warranty forms, great info, etc. Check it out at www.thevillageshomewarranty.com. Hope this helps!

This was a SUPER useful video. I remember my first new home ever the builder did NOT want an inspection but did one any way resulting in a lot of fixes the bank requested before closing. Everyone should get an inspection, they are a little pricey, but like he said, the piece of mind is worth it even if nothing found

Rusty, to all your viewers. When you home inspection Is done, make sure you tell your inspector to remove the electrical panel box cover and check it for over spray from paint and "knock down". My home inspector did not catch it. After watching your video and being made aware that would not pass code, I removed my panel box cover and sure enough. It's all full of over spray and knock down along the breakers and bus bars! Thanks for that info.

Rusty,hello,one thing I have no use for,is a DOUBLE SINK. In kitchen,next,ie/water through the door,say you have a brand whom scores 100% but ice/water drops them to 60% on problematic,,,,,,🇺🇸🇺🇸🇺🇸🇺🇸

Hi, I just bought a new home in the village of St. John. I asked our realtor about a warranty inspection and this is what she said, The Sumter County building inspector inspects the home throughout the construction process and then the county issues a CO or what’s called a certificate of occupancy stating that everything was built correctly. As far as like cosmetic home inspection you do get a one year workmanship warranty, two-year electrical plumbing and mechanical, and 10 year limited structural warranty along with all the manufacturing warranties from products in your home that comes with your home purchase. Most of my new home buyers coordinate a 10 1/2 month or 11 months warranty inspection to be sure items are covered before the one year expires. So you’ll wanna put that on your calendar ahead of time so you don’t forget. Our warranty department is amazing and you will meet the builder on the day of closing (Larry) and then they go through instructions if you find things that need to be addressed or repaired. The warranty department is very prompt and responsive. Should I still hire my own inspector? Also, we close escrow on July 26.

Seems like the inspectors were there maybe an hour. Did the same inspector do your walk thru before you originally went to closing a year ago ? After doing 900 inspections, it would be interesting to see what were the most significant issues they ever found, what builder / contractors had the least / most items on these punchlist inspection reports, and what items The Villages agreed to (or refused to) resolve.. Rusty, it would be even better if you are able to let us know what the warranty department took care of and what they refused to work on. I have a poor relationship with my "builder". He did a terrible job and will not return my calls. I work through his manager and the manager is taking care of my major problems. If I was to do it over, I should have refused to Close, until the house was ready to be sold. Thanks.

Good morning Rusty we’re both up early on a Sunday morning great video as usual I do plan on having my home inspected before the years out. One thing I think you guys skipped is how about a reinspection? In other words the subcontractors come out by way of the inspection report how do we know they did do the work and they did it properly? So do we have to do a reinspection otherwise we would not know if the work was done. Take care see you in The Villages

Hello all. Verizon just informed me that (again) I have not received all of my voicemails. I ALWAYS return calls the same day...even when we get dozens of them....so IF you left me a voicemail and I have not returned your call, please try again. Verizon admitted that a small percentage of voicemails were never received and the only way I can listen to them is to use the old fashioned *86, which I will try to do every so often. I apologize. Believe me, I am more irked about this than you are. They say that in the last 2 months or so I have not received 26 of the hundreds of voicemails I HAVE received and returned.
