This one is lovely! I would just screen in the porch or part of it--the kitchen is perfect! I would only use clerestory or transom windows in the bedroom for privacy and eliminate the door in the bedroom. The long windows in the bedroom are too accessible to the closet doors. Can more lighting be added above the desk? I would easily move into this one! Now, where do I move it to??
Don't forget you may have yo grade and pour a slab or lay in gravel. The underneath has to be skirted or you loose to much heat or cool. You need to pay for extra insulation if you live in snow. It should be hurricane rated. Must be hurricane anchored. We don't get hurricanes but routine 65 mph winds we have. Storage is lacking so you will need an out building weatgervproof and bug proof. Get an expensive bed on gas struts because you will need storage. These are expensive compared to already built homes in my area.
I recently saw one of your houses on a young woman's vlog. She, hubby and 2 babies lived there on 1.5 acres outside Houston. I kept thinking it looked familiar but she had transformed it with personal decor and custom closet shelves in the loft. I had an "ah ha!" moment when she said it was a model home from your company! It looked very nice among the pine trees, and they were very happy there. Wish more young people would get out from under those huge rents and mortgages. Prices are getting worse and worse, and aren't going to get better. Now's the time to jump. If you can't borrow 90K now, you sure as heck won't be able to borrow 400K for a fixer upper in five years. I bought my first house at age 23. Awful house, awful interest rate. Fixed it up, sold it three years later, got a better house. Kept rolling them over. It's the best savings account you'll ever have.
May I ask what kind of loan you got at age 23 & what your credit score was at that time & how much down you had& cost of home? That's a lot of questions lol so I apologize. But am currently trying to buy a acre of land & either the cardinal tiny home or this home if it's able to have a loft (I'm thinking more than likely not able to do the loft w this model) but I digress my credit score is 691 & have $20k to put down. & Unfortunately with 399 square feet - can't get a mortgage & it's hard to find an RV loan for 15 or 20 years.
@@WarmongerYT Try 21st Mortgage Corp or Financing by Hearth. Both lent to my friend in Miami be able to buy a Tiny and move to Tennessee. No one else approved her. Good luck. You may want to look into a rent to own home as well. Some owner financing on resales too.

daisy d Sorry I'm not Mr. Tiny. But I suggest checking out the Tumbleweed, Cardinal, Premier and Meadowview models. They are fifteen feet in width and can accommodate a king size bed and can be made with a loft. I hope to get one of those myself.
I love the blue cabinets below. I'd change the backsplash to something with a pop of color to tie the uppers and lowers together. I'd have stainless steel rather than black appliances.
Love the kitchen, very nice. Bedroom windows would look better if they were either shorter or more narrowed, so there's room for a headboard. (Or maybe 1 transom window above & 2 shorter or narrower windows on the sides.)

I'm watching on my phone and every other video has been super where the cameraman shows all the way to the floor and back up like we didn't even see the couch so we don't know if that's full size couch or not and then I couldn't even see the lower cabinets hardly at all so somebody needs to get a new camera man or woman
Don't hold your breath on the price of ANYthing going down. It's here to stay. Pay for it, or do without. 93K is beyond reasonable right now, a piece of crap house in an abandoned neighborhood goes for 150K these days. Talk to a realtor about the current situation, or watch some rehab shows on TV. They're paying 450K for a 1100 sq. ft. fixer-upper, then want 900K for it.

You can find a Cavco manufactured home with this square footage and it has 2 BR/2 B!! Sold in AZ and costs less. You won't get the windows or the upgraded kitchen/bath, but you will get more overall.
Could this be altered to have a loft? 🚩 Only 2 things I would change - 1)the desk beside the washer&dryer - I would turn into a closet with using the bottom for hampers & 2) Would not have the door from the bathroom into the bedroom & would use that as closet space with where the section of closet space beside it is = turning it into a small walk in closet. Oh& of course adding a loft & I would 1000% buy this 👍

Great floor plan, but the electrical panel should be up front in the kitchen not in the bedroom. The bedroom is your private space. This XL would be perfect with a sleeping loft and a small bookcase bump out in the livingroom and above the built in desk. That would sale to a single person or a small family.
748 Square feet should be able to give 2 bedrooms. I guess all that deck space means less inside. It looks good but I'd rather have the 2 bedrooms and add a deck later.

I love the look. I wouldn't have a dishwasher. I would have farm sink. I love the desk. I would need a loft for the teenagers. I would have pocket doors through out the home. Love, love the barn doors. I would love the flex room added to this home.
With all due respect - this is the first time I disliked a RRC house. This house looks much smaller then 748 square feet - only one bedroom, no laundry room. Strange.
Adding all the cost of land, foundation, power, water, septic, etc., you are now competing with stick built and in many areas the stick built is cheaper and will not depreciate in value. I like the house but to expensive for a guest cottage or tiny home for my daughter.
I don't know where you live but "stick-built" has tripled in price in the last year. People are fleeing crime cities and heading for the country, and in Florida, you can name your price for a fixer-upper shack in a swamp. Building supplies went up 400% in some places. This tiny home is a steal right now.

Like the 18 foot wide units, but not fond of the wrap around deck. I would prefer that room inside the home - but different strokes for different folks!
Sorry, Mr. Tiny, you are never disappointing, but this home is. I really expected the interior to be noticeably roomier. It could have had more living space instead of the narrow walkway to the deck. That end of the home could have a door to the deck. I also hoped more square footage would allow for a side-by-side washer and dryer. The sliding closet doors don't open wide enough to see everything. The bathroom also seems crampy. An upsized tiny home is a great idea, it just needs a better execution.

Overall very good looking house! We need to see a better view of the living room. Show it to us from all 4 directions please. I would make front windows behind the couch start higher, as they are covered by the couch as is, which is a waste. Maybe this would be less of an issue if the couch was oriented across from the front door and the entertainment area was on the same wall as the front door. I would want all open self storage on the sink side of the kitchen for a modern look. I prefer the microwave over the stove or in a drawer. The current hood is not cute, and feel like a waste of space. I like the extra kitchen windows and two tone cabinets! Same complaint about the windows in the bedroom. I love big windows but I don't want windows placed where they will be covered by furniture. Three square windows across the top of the headboard area would be nice. I want a tub. Let us know/remind us if tubs are an option. Would be interested in seeing a version of this home with a craftsman style PNW look to the windows (starting at waist or chest height) and exterior. Also would like to see some butcher block, quartz or concrete countertops.
Oh dear Mr tiny let me just first start out by saying I do love some of the homes that you present. But you do have to understand that in this day and time everybody doesn't have $100,000 laying around. If you could do this one favor for me please showcase homes that people can afford like myself I like the best of things too but when you're on a fixed income it makes it very difficult and I work so if you could please feature some homes round in the '60s to 65,000 that would be so great thank you Mr tiny keep being great like you are thank you for reading this 💛🖤💛🖤
This is great! The land I'm looking at requires at least a 600 sq ft. home so since this model is over 399 sq ft., where can I find out if it comes with a HUD tag or HUD certification plate? Also can this home be affixed to a permanent foundation? I'm retired and this would be my first and my last home.

This is the natural evolution of tiny homes - which honestly do not suit the needs of most people. I think you would be wise to "expand" into the 700 to 900 sq. ft. XL tiny homes. At one time the majority of houses being built were in the 700 to 900 sq. ft. range, but then with the end of WWII and the baby boom's larger average family size bigger homes came into vogue. My current house was built in 1945; 864 sq. ft., 2 bedroom, 1 bath, and has a later construction attached 624 sq. ft. garage/shop. With the Topaz XL I would build a covered parking area on the entrance side in a reverse slope to the roof to have enough space for two cars, a golf cart, and an outdoor storage shed. Mr. Tiny is the best, love the creativity and new designs.
Move W/D to desk space ….. replace desk with more counter top and cabinets in kitchen…….remove one over sink window; center the one still there……. Add upper cabinets where second window was! Now……. This would be PERFECT for me!🥰
If you would just add a loft to a single section this size you would make history and create the perfect home for so many who either want the loft as a 2nd bedroom, guest quarters, kids room or incredible storage and family room. PLEASE be the unique trailblazers you have always been. The publicity would be great. The buyer gratitude and devotion priceless!

Question..if I design a style is it possible to work with your company. I want to buy property and put my tiny home on it permanently. Because I also plan to buy a RV or camper for travel. I just feel like I'm over this mortgage and 2 of the 5 bedroom in my home hardly ever used. I'm over it but I think 700 to 900 so foot just might be perfect for me

I really like the hood over the stove, however, when you said 748 sq ft I didn't expect the decking on the side to take up what should have been more room in the kitchen and bedroom. I loved the changes in the kitchen and living room, but having lived in these "so called" make more room kitchens that they have in apartments for the past 40 years or so, I'm ready to put the family back in the kitchen where they belong!! We wonder why no one helps with cooking dinner anymore?? It's because no one can fit in the kitchen!! I prefer the kitchens that RRC started bringing back where if you actually wanted to cook a meal there was definitely space to do that. I for one need to get out of Cali before they bleed me dry!! The pandemics not even over yet and my landlord just raised my rent another %9 !!!
Your quality is much better than some of these larger homes, paying a fortune for. Real wood is a plus . A of these larger homes are being built with pressed wood. I rather go Tiny . It’s affordable and better built. Quality is what you want 👍🏽
