New York has a new law that is sure to traumatize landlords, as it allows tenants to sue them if the landlord tries to raise rent. Also, even if tenants leases expire, landlords cannot evict them without 'just cause'. This might sound like a win for renters, but when all the city's landlords go broke and stop maintaining there buildings, where will people live?

I live under strict rent control. No homelessness. Landlords are all still the wealthiest among us. Why do Americans seem to love to bend over and get rammed by those already thriving is beyond the rest of us. Keep taking it hard though.

Eventually the small time landlords will have no choice but to sell all their properties at a loss to a corporation like Blackrock. Once they own everything all the restrictions will be rolled back just in time for them to cash in.

I make less than half what you make and easily pay $840 per month house payment with around $600 a month left over to invest. I do have a jeep wrangler car payment as well but no other debt aside from that. I never eat out and am careful with electricity and water use.

Crooked walls, lousy, paint job, cheap gas stove top, stripper pole in the bathroom, not exactly what I would call an apartment worth $4000 a month. Thankful my Georgia mortgage is about a quarter of that. Blessed I got out when I did.

Something similar recently happened in the Netherlands: against advice from everyone, the ministers went through with a number of changes: rent control got extended into mid-price rental properties, temporary leases are no longer allowed, stamp duty on commercial properties got increased to 10%, and income on rental properties are taxed more heavily. The responsible minister repeatedly said he would be "choosing the side of the tenant every time", and he did. Result: most landlords sold up, *ALL* investors in new rental properties pulled out, and conversion of old office buildings into rental studios stopped, and tens of thousands of tenants are out in the street. For one simple reason: a savings account will now give a comparable return on investment, without the risk and hassle. And even if the new government rolls back some of these measures, no investor is going to return. They got burned once, and once is enough.

My properties sit vacant until my children are old enough to mov into them. If I am forced to sell at some point between now and then, it will not be on the MLS but privately and likely in cash. I’m not going to be treated like a criminal or the problem when I’ve eaten $10’s of thousands in losses from bad, destructive, non-paying tenants and just take it on the chin. Now I choose to be part of the problem, but at least my children wil have their own homes. The rest of you can pop a tent behind Walmart for all I care.

4K mortgage would be in the $800K range. Where I live, that would be mini-mansion level pricing e.g. five or six bedrooms, 1+ acre lawn, 4 car garage, etc.

Meanwhile, in Argentina, the President recently removed price controls on apartments and the result was that apartment prices went DOWN, because of competition. The NYC government knows this. So why did they pass this law? Think about it. When the crisis becomes so bad they only way to solve it is direct government control over apartments, that's what they'll do and gain more control.

Landlords kicked out people who did not paying their rent. During and after covid the gov. allowed people not to pay their rent and gave them stimulus checks. Tenants not working got bored and bought flat screen tv's instead paying rent. Landlords got burned badly with no help from the gov. Now there is a backlash with high rent to make up for what was lost. Now in NYC tenants can't be evicted even if they don't pay their rent. Landlords get burned again. Good tenants pay their rent and take care of the property not trashing it. They are welcomed.

In the 24 years I've been living in NYC as a low income renter, I've heard how everyone is going to leave and the city will die SO MANY TIMES, yet somehow we still have a population of 9 million and growing. So... to be honest, I wouldn't mind if a ton of people left, but they don't. This is sensational-ism. We make new rules and change them CONSTANTLY. Look at congestion pricing - lol... it's very fast paced here and the rest of the country doesn't seem to understand how quick a "NY minute" really is.

$4300 rent you must earn at least $174,00 per year.... What in hell kind of jobs are these people in NYC working? That's absolutely an insane amount of money. The national average salary is like $59,000 per year. Maybe if ALL the renters went elsewhere to live.... the city would finally get it.... NYC is so out of touch with the rest of America!

my wife is a public school teacher and makes about $115k. I'm a CPA and make about $200k. Literally the only reasons we're staying is because we bought a single family house during covid with super low interest rates and the fact that this is where our professions would earn us the highest salary. Starting to wonder if it's worth it anymore. The city is definitely on a downward trajectory.

However, millions of people who don’t own property are still voting to raise property taxes and then voting to prevent landlords from raising rents after property taxes are raised. One needn’t own property in NYC to know this, because this situation is in every city. People who don’t own property should have no vote on whatever the property tax rate is.

Impeach Hochul, vote out all ineffective, and incompetent leadership, and incentivize landlords to build and rent out affordable housing, by lowering the tax rate for any that help subsidize apartments. It's not a complete solution but a start, this newly passed law will destroy NYS investment real estate.

But that seems to be happening in all the major cities, and is considered "normal" by the people who insist on paying those rents, so the major urban centers are definitely feeling like an alternate reality as compared to the rest of the country even as close as an hour away.

I left Berlin because of policies like this. As a tenant who was a) self-employed and b) not German, I was unable to rent an apartment. People I know on six figure salaries had rent a third of the cost of mine because the poor, young people, the self-employed, people with a bad credit score and foreigners were not considered as good tenants as affluent middle class Germans in full employement, so the middle class people were the only ones who got the cheap apartments. For everyone else there was the illegal and semi-legal sublet industry, where a middle class German would rent an apartment for 500 euros, put in some cheap IKEA furniture and rent it to someone else for 1,200 euros,, usually with one bedroom missing in order to claim they still lived there. That's the reality of rental caps and no-fault evictions, it reduces the number of landlords, and makes the poor poorer or homeless, and good private landlords sell up to corporations who can afford to take the risk on a bad tenant or rent that falls below inflation. They've failed everywhere they've been tried. Sensible countries build more homes to make rents cheaper, they don't drive down supply and make a supply side crisis even worse.

The way to fix this mess is deregulate heavily and allow builders to build more. Politicians don’t have a clue about basic economics or they just don’t care.

If there are no evictions landlords or raise rent will find that they are now stuck with problem tenants . Landlords will dump buildings and file for bankruptcy and tenants will have no services. The abandoned buildings will eventually be auctioned .

So, we either vote out the people that pass these laws, flee or put up with more of this crap. Property taxes have literally been raging over the last year, and all this city has for us is more restrictions - more "Cynthia" at the HOA type knitpicking - no rights whatsoever. All the liability. Say we do something totally ignorant and take up arms over it, nothing will change except we will be dead. When the nation was young, the government did not have the best guns. Citizens had better weapons than government issue. That has not been a reality for numerous decades - since the time citizens could own fully automated weapons. 20's? You can do passive resistance, fight with your votes, etc. to accomplish something, or you can face imprisonment and/or death to no good end. Like, all you really have to do to fight a witch is to call it out for what it is! A little kid can do it. Easy. Their power is in remaining in the shadows unseen for what they truly are. yet would never happen. the majority of NYC voters aint got a clue about who they vote for. they vote on Party Lines Exclusively, they don't even Read the names. They look for the column that says D, Pick whoever is the current mayor/governor and just blindly check every box after that that's in the same block. names should be randomized and Party should be removed. if you cant even bother to know who the hell is on the ballot you do not deserve to vote at all. your a net negative for the entire system since you clearly don't give a damn about it at all.

I hate section 8 renters! For about 8 years, while my husband and i were active duty soldiers, we rented our first home. We said NO section 8 but the property mngt went ahead and rented section 8. And as expected, they trashed our house. Ppl who dont have to earn what they have, dont respect it. I despise ALL taxpayer funded social programs!

The military is kind of a tax payer social program. One of the big reasons we maintained a large standing military post WW2 was that politicians feared another great depression. It's a jobs program.

Thats the problem with section 8, you're doing a favor to lower income Americans and the government doesn't have your back. All repairs should have been paid by section 8 and you should have been compensated for the duration of time it took to bring your property back up to proper condition. Same goes for any Fines or HOA fees. Imagine if we lived in that kind of world.
