Great interview! I invest in upstate NY, it sounds like a very similar market to his is Detroit. I even have a 4 unit property like the example he gave. I just purchased it a couple months ago for around 100k, and gross rent is around $3,300, and getting well over $2,000 in cash flow for it. I can confirm that these types of markets and these types of deals do exist still! I agree with pretty much everything he said and its very nice to hear it from someone else. Rental investing is not passive if you want the good returns!
What great episode that showcases how to quickly trade up or scale from SFR to MF! The same exact strategy we used to quickly grow our portfolio into the commercial space. Thanks for sharing this and recommending the markets like OH, GA, SC, etc.! All growing areas we love to operate in!

But David, can you please stop using "I" incorrectly? "If you guys would like to learn more about Brian or Rob or I..." if you take out Brian and Rob, it's clear that "me" should be used. Loved this episode!! I invest in MI too! 40k cash properties renting for $900-$950. Where do you have better numbers than this? I live in Florida and have 2 properties in Miami… all the rest.. MICHIGAN!! I ♥️ MI. I have only had 1 issue with one tenant in over 6 years. People are super nice not only my tenants but all handymen, plummers, etc. Love MI❤️
Hey bigger pockets, my name is Mason, I’m 18 still in high school and about to go to the marines for the Va loan, my strategy that I’ve been thinking is get a 1-4 door property, live in it for a year and then refinance for a FHA loan and then get another 1-4 door… I just want to know what you think is the best way for me to utilize my VA loan that isn’t open to civilians.
I like the idea, hardest part would be finding a said property, running the numbers and closing on it. There are many agents who are familiar with this and can help you. Also I’ve heard the paperwork with the VA loan is made to be a headache to push people away, not sure how true this is, but an agent or lender familiar with it should help out a lot!
