How frustrating...but a great example of what people might encounter and how to navigate through it. Thanks for going thru this for us Noah. Fortunately, in the areas where I am living (rural Idaho/Montana) there are no building departments. :) I am very greatful!

Interesting the, by Right by Law you're allowed to build on your own land is only allowed upon all demands met and approved by government. Much of these obstacles can be avoided by running as fast as possible away from lending institutions. Comments like "Just doing their job" reminds one of other comments...... Lysander Spooner (1870) “Those who are capable of tyranny are capable of perjury to sustain it.”....... Gov. unlike... "The highwayman takes solely upon himself the responsibility, danger, and crime of his own act. He does not pretend that he has any rightful claim to your money, or that he intends to use it for your own benefit. He does not pretend to be anything but a robber."......... "He does not persist in following you on the road, against your will; assuming to be your rightful “sovereign,” on account of the “protection” he affords you. He does not keep “protecting” you, by commanding you to bow down and serve him; by requiring you to do this, and forbidding you to do that; by robbing you of more money as often as he finds it for his interest or pleasure to do so; and by branding you as a rebel, a traitor, and an enemy to your country, and shooting you down without mercy, if you dispute his authority, or resist his demands. He is too much of a gentleman to be guilty of such impostures, and insults, and villainies as these. In short, he does not, in addition to robbing you, attempt to make you either his dupe or his slave. The proceedings of those robbers and murderers, who call themselves “the government,” are directly the opposite of these of the single highwayman."

I sympathize, I thought I could build on land I bought last year..no one mentioned that fema had designated my flat buildable land may be a flood zone. First I had to get a geologist to say the hills won’t collapse, now waiting on fema to tell me if my chosen spot is ok. Really overwhelming sometimes.

Great Video! Sorry to hear of the problems, Noah. Anyone- 1. A "good contractor" should have relationship/friends @ the County. (Making approval easier?) 2. F the "Banks". (Can an owner builder buy workman's comp and assemble a crew? why not?) thx hp

I am using the CREDIT UNION only to buy our land. The rest we are self-financing as we go. Have $5k logmill (Woodland Mills). $2000 - $2500 for a full load of logs. A few bucks for mortar to fill the rock in around the perimeter of our sono-tube post foundation. Flooring, trim and roof will be all off my logmill. Really all I need to shell out for is the electrical runs and boxes, water supply and drains, metal roof and hardware. That will get us going pretty well. That is a fair amount of building to do before I need to invest in nice craigslist appliances and sinks. :) You can do it - just need to plan ahead, invest in decent tools, and charge forward, like Noah says! :)

Dang... I think I ruined myself lol where am I going to go when I move???? My first house I bought & live in, is in a rural area that pretty much doesn't require permits for anything under building from scratch. All renovations, including new windows, siding, roadside fencing, a couple- 3, inclosed porch add ons, essentially doubling my sq footage, new driveway at other end of property... nothing cost a thing, no agro from anyone, just did it, granted property taxes went up but no one has done on site inspections, they just picked a dollar figure and added to people's bills by area, so regardless how neat, clean and nice a place you keep is apparently irrelevant anyway. It's going to be hard to leave and start over somewhere as a pain in the arse as what you're dealing with, and frankly, would make it impossible for I'd say most people, especially these days, to even attempt building & buying land. Who's got the extra time, patience, and EXTRA expense money for all those shenanigans? Beyond an Architectural sign off on the plans and an Electrician to approve flicking the switch on, the rest is money grabs and power trips. I suppose like all the other forms of independence and self sufficiency.... they're not real big on supporting that concept, put it mildly.

Hi Noah, I have two questions, One why would you not consider building on piers (from the previous video)? Two, I was told by my bank that in order to get a construction loan, I would need to utilize a general contractor, who would receive the payments. Is this your experience?

1.) I talk about building on piers in another video, but basically it comes down to draft, critters, and aesthetics. 2.) It depends on numerous variables Kyle.
