Larry, i have bought 3 lots at this development, all within the past 16 months or so. i am not from the area and no plans to build right now but was out there last week and i did not see any houses built yet (except for one just to the east of the front gate, but not sure that is technically considered Timber Shoals) but some owners have cleared some trees for camping,etc. and i saw some fairly large 5th wheels when i was there. I would imagine that there will start to be some building within the next year or so is my guess. it is still pretty rustic and there is no power lines beyond the front gate area at this time but it will be easy to extend and Zach has told me the price/ft. is very reasonable. All of the lots are technically in Boone county Arkansas which is good as there are no building permits needed whereas they are on the north side of the development which is in Taney county in MO. This is an awesome area and is super private and this part of Bull Shoals lake is not so busy (actually Bull Shoals is so much better than Tablerock lake as far as traffic is concerned overall). The only negative, depending on your view, is that you are a good 50 min. drive from Branson (25 min to Forsyth and "civilization")yet only about 12 miles as the crow flies and there are few options to launch a fish boat at this time. i bought all of my lots without seeing in person and i think the video introduction that Zach does pretty much does a good job of showing the land as you get a ground and fly over views. My advice is to pick up one of these lots if you are at all interested (you have to act fast as most are gone within 24 hours). I believe Instant Acres allows a swap of one lot for another of equal value within 12 months, but don't quote me on that. Overall, Instant Acres are good people to work with, been in business for many many years. I'm no way affiliated with IA, just a satisfied customer. One other nice thing about these lots at Timber Shoals is that they have not been logged and so most/all of them have alot of large, mature trees.

@@PanPan-do1ct i'm not sure your question. the "total cost" of each lot depends on which lot you buy and the down payment amt. determines your APR % rate. i can't provide the actual cost. it seems like most of these 3-5 acres lots going for around $35-39k, depending if the border the "take line" or not. I think the prices are reasonable - not a screaming deal but not super overpriced either. if you can find it, maybe on the other side of Bull Shoals could be better as it would be easier to get to Branson if that was important to you or not.

For all of you B'tchin' and moanin' about putting up YT videos on lots that get sold quickly, note that 2 more lots almost adjacent to this one have gone up for sale in the past week or so and remain unsold as of today 8/25. So if you want to buy one and missed on this one TS#39, what are you waiting for ? Stop your complaining and if you want to buy a lot like this one, then check out their website as a few more have come on the market.
