You asked for advice...so here goes from someone who owns a park in Texas. Measure twice or even three times before cutting. In other words, Hire an experience campground design consultant, ie Homer Staves (I didn’t use him) or the likes of him. Have wide enough lane turns, and strategically located amenities. Then when you are ready to exit the campground investment in 10+ years, look into “condominize” each lot for people purchase their own individual camp lots, like they do with apartment units. Tenderleaf Village.
@dreamcatcher3685
@dreamcatcher3685 6 лет назад
Thanks so much for the advice! The condominize strategy sounds very interesting as we develop our larger acreage. The wide lane turns we are learning the hard way to be honest haha. Some of the beasts that pull through here are sooooo massive! we are dedicating allot of time this winter to accommodating some of these larger rigs as our space for them is limited this season. Thanks again!

include some boondocker's sites (no hook-ups, except maybe elec) and tenter sites. most campgrounds seem to use every square foot for RV sites, and some people actually want to go "camping, like in a tent!"

Hey man I just wanted to ask a quick question or 2 is only that business kind of business is still profitable nowadays with the cost of gas and everything Cause I'm looking at starting campground myself here in Alabama but I'm doing my research beforehand so I'm trying to talk to people that have done it before
@dreamcatcher3685
@dreamcatcher3685 2 года назад
Hey Luke sorry for the delay! We took some time off and are just getting back in the swing. The short answer to you question, yes. Still profitable. Even with gas prices astronomical it’s still prioritized for RV’rs from what we’ve seen. Where you may lose guest traveling from afar you gain from local metropolitan areas. Basically locals who like to travel further don’t as much to save and camp closer to home. Hope that makes sense!

Hi, I wish the best of luck in your new adventure in my home town. Yes, I am one of the few, yet lucky people to have grown up in Graeagle, and lucky enough to have run my own business there for awhile as well. Unfortunately the market a few years back wasn't so kind and we relocated. You asked for suggestions, which I would normally never do, but I truly want you to do well there, Plumas needs a little bit of fresh ideas every now and again. My suggestion to you, and please take this with kindness, would be use caution in calling our beloved valley "the boondocks" or "out in the middle of nowhere". It may be remote, but it's beauty is preserved by the intention it takes to get there. It may not seem like a big offense, but to locals it is anything but nowhere, it is home, and a home earned with hard work and dedication to the community. The best way for you to find long term success there is to make friends with your neighbors, the folks down at the hardware store, the bartenders and wait staff at our little local spots (I know, no sushi), the gas station, the general store, those connections will be the thing to help pull you through the long, slow winters and the bust your tail summers. Again, best wishes to you both. I enjoyed learning about what brought you to the place I will always call home, I hope you find it takes that place in your heart as well.
@dreamcatcher3685
@dreamcatcher3685 6 лет назад
Hey Katie! Thanks so much for the kind words and advice! Of course there is no offense meant by referring to how remote this gorgeous forest land is. We feel it's one of it's greatest strengths. Having both grown up in the NorCal area we have so many fond memories of summer camping in Graeagle with its abundance of outdoor activities and local culture and charm. So when we say in the "middle of no where" we mean that as a strength because when camping, that's exactly where you want to be (as remote as possible.) and a huge part of what makes this place so great. Our story is about how we both lost touch with some really important things in the "Big City Life". It's no question we are definitely fish out of water here but that's what makes this adventure so great. The forest found us and hopefully it will find more looking for the same things in life. Thanks for the kind words!
