Currently this area ( Mont kiara , desa park n sri hastamas ) in KL consider price on uptrend n new development continue showing positive sign . both consider past look forward future
Just a few ideas. Unit facing East or North east - morning sun. Afternoon sun is very hot at Malaysia. Bungalow Condo unit Further away from the lifts, less traffic, more peaceful Ratio of Number total units to number of lifts Views now facing lake or land already fully developed is best. Facing open undeveloped land has no guaranteed assurance of future development.

FYI. Information from the developer, the next phase will be commercial properties, i.e. shops. Only after that they will review to develop residential units. And do take note for buyers who bought directly from developer, we will get some rebates/discount for the 2nd units (and following units, etc).
For 2000sf, if you are buying for your own used, is good. but for resale, it will be a bit difficult. 1. since u are 2nd buyer, you ady purchase at higher value, resale value probably won't go up a lot. 2. because you're purchase 2000sf, is not easy to let go because not many prefer so big size unit in condo. For 2mil and above, many will consider purchase landed property in DPC or outside, because easy to let go in the future, cons probably is no private facilities compare to service apartment / condo, but can get DPC club house facilities at very good price. Anyway, staying in DPC is good because there are many activities and facilities for access, for children, there's football, swimming, badminton training at club house, from ISP or outside, For adult there's Yoga, Tennis and others to do everyday. easy access to food and grocery. plenty of walk way compare to Mont Kiara and KLCC. you don't need to go far for 365 days day and night activities.
Just curious, what is the ratio of owner occupied to renter occupied in this development compared to other equal or better developments? Furthermore, does this development (and others that you visited) limit owners from renting out to short term AirBnB guest? I have lived in a condo unit here in CA where people on my floor were mostly renters and it does make a differnce in the quality of life and the building. I think our condo building ratio is about 60/40. 40% renters. 0% Airbnb.
