Congrats on buying your first property sis!! It's amazing to see young black women like myself buying properties and making boss moves!! Depending on the values of properties look out for the Annual Tax on Enveloped Dwellings if you are buying them in a limited company.

@@Lamideelizabeth I think it's an annual tax charge on property in limited companies over £500,000, I believe it's around £3,000 a year or something around that

Mortgage lenders are stricter on 1st time buyer - 1st time landlord. They assess you as though it’s a residential property you’ll live in rather than a rental property. Your employment history needs to stack up.

love your channel and you are so inspirational, it makes me so happy to see a young, independent & black female doing so well! I have a question regarding a first buy to let property, do you know what the minimum deposit amount is? I gathered from your video it would be c.25% but wanted to double check! I currently live with my family and have been maxing out my LISA for the last 3 years for when my partner and I buy our first home to live in, but I'm trying to find out if having an investment property before buying my own home affects using the LISA towards my first house!

Record a video telling what’s the best choice in terms of for example buying one house or splitting the deposit and taking 2 mortgages? By the way, is it possible to take 2 mortgages straight away?

I saved an example like this on my property instagram highlight, im no expert but from what i've seen and if your goal is to increase returns and maximise rental income then splitting into two. I don't know your situation to advise on the mortgage part tho

I'm assuming you're based in London. Has it been challenging for you as I have also considered looking into property in the Midlands although I'm based in London. congrats!!! one question - it may have been answered as i'm only a couple minutes in but.. did you go interest only? if you choose not to, is the margin between rent and repayment still pretty healthy?

Interest only, this seems to be the best option for investors but if buying to live in then paying off the principal loan makes sense to me

You're welcome! And ahh there's so much to unpack with that question. I think firstly its important to distinguish that not everyone who works in the IB is an investment banker so for example traders on the trading floor can have a better balance because work kind of finishes when the market closes c.5/6pm. For those of us who work on a deal team (investment bankers, credit risk, banking lawyers etc.) our deadlines are driven by the client and because IB's want to be competitive they want to provide the best service which includes providing good turnaround time. On top of that you can be working on multiple deals at once and this is especially worse for investment bankers. There's so much more to it but from a demand perspective this is what I see to be the reason x

No I didn't use the lifetime ISA .. I cant remeber why but there was a reason hmm. But I used a range of different accounts like A LOT, dependent on what the rates were I would split my money across them. I dont remember all but one was Atom Bank back when they were newer and had higher rates x

Yes I do! aghh yeah i get that even i'm tired of living at home but in the long run I think building assets (tenants paying you + interest on mortgage) before liabilities (you paying mortgage) makes sense

I'm still thinking about this tbh, people have loads of different opinions on it but I think i'm leaning towards still buying an apartment to live in just so I can have a property in London xx
