According to records on a comic book database site that keeps tracks of recent sales, an unsigned graded 6.0 (Fine) Hulk #1 just went for 28,800 about a month ago and a 6.5 went for 40,000. Typically, Stan Lee signature adds around 20-50% of the value especially for an extremely rare book.

I would never let anyone touch my comics especially without specially made gloves. I have sold so many comics from my collection but i would never sell my "1940s First Joker appearance Batman Comic signed by creators and comic book legends "Bill Finger" & "Bob Kane" It's in real great shape, professionally framed in a solid protective case. I have been offered 48,000 and i also had a guy willing to trade one of his houses in Denver Colorado, just to have My one comic and I turned both offers down.

Stan Lee's signature is pretty common. And the fact that he's still alive, there's gonna probably still be even more of his signatures floating around. So his signature really wouldn't be worth that much. It's not like if there's a Batman comic signed by Bob Kane. Bob Kane's dead now, so you can't get his signature anymore. That's something that could be worth a lot. But Stan Lee's signature really wouldn't up the value much.

Nobody is going to pay close to top dollar for these without a guaranteed signature, and the only way to verify that would be to have CBCS authenticate, because CGC grading does not authenticate signatures. He was right to pass on buying these at $40K. The CBCS verified labels are super ugly and most people looking to spend this much wouldn't want to touch a CBCS red label.
