So, what happens when you don't have a home for a Heloc and your credit is middle of the line. Wouldn't this limit the ability to get a CC for 0% and minimize the chance to paydown the over all sum?

No, because income velocity, and a high net income coupled with the use of a debt weapon tool ( I.e. HELOC, credit card ) allows the practitioner to become “ cash flow “ efficient.

Why is it a bad idea to pay off a mortgage. The life time interest paid that I calculated on our mortgage is more than the cost of the house. For simplicity, we live in a High cost of living city. Our mortgage is 1 million dollars. Life time based on our rate we are looking to pay off 1,200,000 in total interest. That’s crazy to me vs paying off faster saving 400,000 in interest and investing that in the market

I think the real answer is, it depends on people’s situation. It’s not right to make sweeping generalizations that one way is always better but we can show that certain practices are better for a lot of people. I believe the .66 is max he wants to borrow on HELOC. So 75,000 x .66 = the $49,500 he shows at top of whiteboard. The other number is 12 x 690.93 = 8291.16
