Thanks for this well detailed video, you’re the best👍 I first watched your detailed video on Mirembe Villas! However after watching this, I personally think Mirembe Villas finishing was somewhat sloppy given the amount of money the houses cost! Coming from the western world, Pearl Marinas are my test! Not to be political but I am just concerned of investing that much money in a country with uncertainty! These houses are almost more expensive than the houses in countries that are developed! A lot going on in Uganda, I personally believe prices on properties in Uganda are in a bubble! The entire Ugandan infrastructure does not support these investments from my point of view! A 36 year old incompetent government, poor healthcare, education, human rights abuse etc! Just my opinion
They are damn expensive because they have do what the government has failed to... extend utility services(electricity &water) to the location and build all the local roads etc... something the government shld have stepped in partnership to support real estate development...
Hi Allan, Well this project is fairy priced considering the quality of work done/ finishing and also the fact that it's being built by Roko construction (have a very good reputation), except for the ones costing $850,000. If you can afford don't hesitate to buy an one. Being a gated community you expect a good return on investment especially if you go for the apartments. On the government failures, you are surely on point.
Good Job on the presentation. Can you you please post information on financing? Also transportation, schools, proximity to city center, shopping centers, etc
3 Billion Shillings???? Really???? Those prices are ridiculous for that tiny piece of land in Uganda. That price can buy 2 acres of land in Kawuku touching lake Victoria plus building huge mansion on it.
May I add what a nice video and well presented. You would never know it was in Uganda. But the $850 K house should've had a much bigger and better pool.

I am not from Uganda but would be interested to purchase the 2-bedroom apartment. What I would like to know is how close is the Pearl Marina Apartments close to Kampala? Secondly, what is duration period to pay off and if it is based on 10% down?
Also, consider: if you are not a citizen of Uganda your money can go for nothing. You need to first of all learn more about the law that allows foreigners to own property in Uganda
This is money stolen by people in public offices like permanent secretaries because there’s absolutely no relation to the poor infrastructure in the country with very poor public services that also keep declining. That’s why they can’t find clients who can afford these overpriced houses because they don’t reflect the purchasing power of Ugandans living in the country. Even when Ugandans who live overseas look at these prices they just laugh because these are prices for houses in a developed country.
Ironically you go through the worst roads ,dust is literally all up your eyes ..for the same price I could buy two homes that are better in texas this property owners must be sick in their heads
The apartments sound a bit more reasonable/affordable..are the one bedrooms still available and do they also come furnished with basics or just empty canvas? if so some detail of what the apartments are handed over with?
The valuation come from the community living but your correct you can build independently for less. I think i may do a video on buying vs building would you be interested in seeing that?
Am not from Uganda, when I heard her calling that amount my heart panic. In Europe 850$ is a very expensive house meaning the value we go up with time. I agree totally with you, as an African that money I will buy a whole village with.

Another stupid idea of overpricing in third world poor market why would someone with money buy a house with that price tag when I can buy a similar house in a well developed market like Texas good infrastructure that might help with the property value of the house.I really wonder how they come up with these prices other speculations with embezzled funds
