When my dad retired after that I tried to make his dream i.e purchase a plot in rishikesh so that my family, friends also have a stay while going to my hometown uttarakhand. so 7 years before I have contact so many dealers, friends, relatives etc also checked so many plots i.e registered, non-registered properties. Many areas bapugram, nepali farm, shyampur, mansa devi. So there is limited areas where property is registered rest some areas like mansa, bapugram are non registered but also densly polpulated. That time I purchased a plot of 110 gaz in 14 lakh with registry, wheres12-14 lakh 100-120 gaz was normal that time and for non registered areas far from main road cost around 5-6lakh 100 gaz. My friend also purchased 100 gaz in 6 lakh in mansa devi near to new railyway station. k. Now cost around 12lakh wheres in shyampur cost 18-20lkh of 100-120 gaz. I missed that if I build the house in right time in shyampur might be in this corona period I can do work from Rishikesh and feel relaxed but yes money matters. Now more people are moving and want a small house in hill areas further upcoming 3-4 years karanprayag rail, chardham road track broadning also completed which also raised property rates in future.
