Great video which makes this topic easy to understand. Planning laws can be daunting and confusing at times. I really hope you continue to do more videos like this as they are a great education, not just for the public, but even for those in the business of house design.

It is worth also pointing out that if you were extend from the rear of the house ANDthe garage in this instance, and these elements touch one another, even if they are staggered then this would not be permitted development. This is because it would be an extension from the side of the house (that small set-back area) and over half the width of the property - falling foul of side extension rules on a technicality. These videos are good, and informative, but I would probably recommend if you are not sure to apply to the council for a Lawful Development Certificate for any work you think is permitted development. It is half the planning fee and in the grand scheme of the development the cost of drawing up plans etc is worth the peace of mind. You will receive a legal document approving the works and this is very useful if you ever come to sell the house!

Thanks for your comment, correct, extending off both can fall in the technicality of a side extension, due to the width being more than half the width of the original house. I plan on doing a PD side extension video, which will also cover 'wrapped around's' which generally require planning.

One thing always to bear with permitted development on builds after 1975 is that local councils can remove the automatic right to develop without planning permission when an estate is built. That has happened to us (estate of detached homes built in 1980 by Wimpey), and all we wanted to do was to convert one of two integral garages into a habitable room. Make sure you check before carrying out permitted development.

Could do with explaining flat roof height ignores parapet height and is measured from the actually flat roof plane. Well explained video 👍🏻

Thank you, correct. The flat roof height is taken from the roof finish (top side) felt, rubber whatever the finish is. 'From the ground level at the base of the outside wall to the point where that wall would meet the upper surface of the flat roof - the overhang and the parapet wall should be ignored for the purposes of measurement'.

This changed in 2019 after the trial period of two years, on a detached house its 8m and 6m on any other. Some areas may have local building rules in place and also of course the conservation areas and listed buildings. Just do a quick google and look at planning portal

Thanks for the comment, in 2019 the 6-8m extension rule was made permanent, however this does require a prior notice application (not be confused with a householder application). There is a fee and a time scale. This video is what you can do without any application, under permitted development. I am preparing a video on the 6-8m extensions and requirements. The standard permitted development rule hasn't changed.

When extending to the rear, does it come under permitted development if you extend further than the current width of the house. For example the house is 10m length by 6m width, could you do a single storey rear extension 3m (extending to 13m) length and then the width be 8m instead of 6m or does it have to match the width of the original house at 6m. This extra width would solely be for the new extension and not the existing house Love the videos very informative & i look forward to your response

That would need planning permission. PD works off the original house in respect of rear extensions. Watch my side extension video that explains something similar to what you are asking.

I would think it's important to state this in the video, no?

Thanks for your comment, I didn't include the 6 / 8m extension requirements for the following reason. As you correctly stated they would require a prior notice application. Ultimately a prior notice application could be refused. As they are subject to the neighbour consultation. 3 / 4m PD extension in line with all the requirements can be built with no applications. I am preparing a video on the 6 / 8m extension separately.

Hi. What about garden length. An architect on here said the back perimeter fence has to be 7 metres away from the back wall of your extension. Another architect said you can extend only half of your garden length. So if 4 metre garden only 2 metre extension. Pls clarify. Many thanks.

Hi, the 7m figure is in relation to having a 2 storey rear extension within PD. The other comment, and extension cant take up more than 50% of the properties amenity space (including previous extensions and outhouses). I hope that makes sense.

Excellent videos. Appreciate your effort. My mid Terrance house is about 5m wide. At the rear there is an original 2.3m wide and 4m long out toilet and store on one side. I want to covert the out toilet and stores to a shower room and a small room - I want to extend it by 3 metres. Would I also be about to make the 3m extention part ever so slightly wider from 2.3m to 2.6m? Or would I need planning?

Very well explained and edited video. My semi detached house picks up my attached neighbours foul and mine runs along the back of both houses round the side of mine and out to the main sewer. It runs exactly where I would want the extension and where you had it in this explanation. Any input on if this would need moved or can an extension be built over existing drains ? Thanks

Hi, thank you. Firstly, based on your comments I would consider you would need a building over / close too agreement from your local water authority (who deal with drainage) as you are building over or close to a 'shared' sewer. Its no problem building over a sewer. i.e. a sewer can pass through a foundation and under an extension. You wouldn't be able to build a wall on a foundation over a sewer (inline with the sewer). The extension could go bigger or smaller. You could re-position the sewer, but that's subject to cost, ease, acceptance from the water authority. Hope that helps.

Very informative video however the allowable roof overhang is not made clear. If my permitted development rear extension on a semi-detached house has a combination lean-to roof incorporating an apex; then is there a limit on how much the apex roof section can project - if, for instance, I want to create a covered porch to sit under? I'd love to hear your views.

Thanks for watching, eaves aren't included in the projection dimension. However, in my opinion if they were more than a standard projection (say 200-300mm) they may start to be looked at as part of the extension. If it was a covered porch, I would suggest they definitely would form part of the extension. As the support for the projecting covered porch would be structural.

Hi Beta Plan Thank you for posting this video. I have a question and would appreciate it if you could respond to it. Is the 50m3 permitted volume for semi-detached properties based on the internal dimensions or external considering the thicknesses of external walls? The planning portal requires all dimensions to be external but the legislation says the increase of the contents of the loft shall be less than 50m3. I would say the contents refer to the internal volume.

Hi, thanks for watching the video. The 50m3 volume is the external increase over the original roof space i.e. externally measured from the external face of a roof plain. 'Content' I would suggest is reference to the volume above the original external roof space.

Would I be able to build a single story extension that projects to 4 meters with a second story that projects 3 meters under permitted development, if it was more than 2 meters from the boundary?

hi, can i remove red brick wall fence? it is 3 meter away from road. i would like build one store extra room size 3meter wide and 5.5 meter long, 16.5 square meter, without planning permission. garden door i will not remove, it gonna be separate building with concrete metal bars, stones, red hard bricks, my house semidetached size 9 meter long, 5.5 meter wide, 49.5 square meter. the law says 50% footprint width allowed build without building control, my house wide 5.5meter so i can build 2.75meter wide? or 3 meter will be ok too? thank you

PD was 6m depth in rear extension , could you clarify when that’s has been changed and that changed on all London borough or still some is implementing 6m depth ?

Thanks for watching, 3m semi detached / terrace, 4m detached houses are the allowance for PD. 6m requires a prior notification application. LDN the same, unless the individual council has any specific restrictions.

Hi, thanks for the video. I’m looking to buy a detached bungalow that already has a single storey rear extension, I think it is 5.50m to build a living room and kitchen. If I buy this, how much I extend at the back to build something extra? like a bedroom with En-suite and a conservatory for example. Will they approve a second single storey rear extension as the garden at the back is very big and have a lot of space for more extension. Thanks

Hi, Thank you. Bit hard to comments really, the max is 8m depth off the original house, which can incorporate a previous extension, assuming it all within the requirements. Probably worth speaking to the planning department. Something would need to be submitted either way.

I was hoping to build a bedroom with an ensuite and a conservatory. Is it like the conservatory also needs to be within the 8m allowance? I read somewhere that there is no planning permission required for the conservatory.

@@SiddharthPandeyProfile Anything over 8m (on a detached would need planning). Up to 8m would need a prior notice application. A conservatory is no different from an extension. Still falls within the size limits.

Does this mean an end of terrace can come out 4m, whereas there mid terraced neighbour can only come out 3 metres? If the 'terrace' is just 3 homes, 4m for the 2 ends and 3m for the mid-terrace?

Hi, thanks for watching. No it doesn’t an end terrace is still a terrace. 4m is only on a detached. Link detached, semi and terrace are allowed up to 3m. Under permitted development rights.

I’ve got planning passed for my detached house and the measurements out from existing brick work to new brick is 4.3 is this ok , obviously that 0.3 is block cavity brick ,thanks

Thanks for watching, If you have had plans passed, you build inline with the approval. The limit without the need for planning is 4m on a detached house under permitted development.

Q in the case of a pair of semi’s that currently both have a conservatory if I wanted to change mine to an extension how close can the extension wall be to the neighbours conservatory

Thanks for watching, you can build up to your boundary line i.e. as close to or on your boundary line as permits. It may require party-wall act notices. Always discuss with your neighbour too.

Hi, thanks for watching. Neighbour consent or prior notification as it’s more commonly known is only for extensions over permitted development. Between 3-6m on terrace or detached houses and 4-8m on detached house.
