That due diligence he’s also referring are the balances you owe that weren’t disclosed properly during the time when buying the property. Be wary and careful of those low DP’s and low monthy amortization schemes for certain amount of time, those verbal promises and such at time of selling, only to learn they cant turn over the property to the buyer because he still owes huge chunk of money from them. So yes, due diligence, a must.

i think s developer talaga ang dapat nilang pag aralan kasi minsan May developer n hindi nag sasabi ng totoo na nakasanla n pala yung unit n binibenta nila watching their in japan i think is good huwag pre selling yung gawa n bilin. N property

Well, RFO units 3.5m before is now at preselling at 5.5m. :( RFO units - u are able to enjoy earlier. Now the cost of construction materials has increased. Time is money. Villages started to continue construction again so those who bought RFOs at 2021-2022 has gained a lot. Everything increased in price

Ako po kumuha na both s smdc and avida. Mas gusto ko po s smdc. Ms mganda location for rentals. Mas oky din po un layout. S customer service nman prehas lng po okay hnggng ngeun nkakausap ko p mga agents ko. Dpt po dun k mamili tlga s agents. Mhrap pg alang tulong nla kya dpt kht nkabenta n nnjan prin syo. Pnapansin kpa rn.

Good Day Sir. I hope your doing fine po. Ask sana po ako ng advice about sa contract ko po sa isang Subdivision dito sa pampanga. Kumuha po ako ng pre-selling house and lot. Nabayaran ko na po yung down payment and still paying pa po sa developer yung balance of 200k then makakapasok pa lang po yung loan ko sa pag ibig ng 1M. Contract price is 1.4 M. On process po yung pag gawa ng bahay. Ngayon po Inooffer sa akin na pwede ako mag transfer ng lupa and bahay which is from Lot 14 to Lot 12 kasi daw po hindi na po binayaran ng owner ng Lot 12 so pwede ko daw I grab para magkatabi po kami ng duplex ng BF ko. As per sales agent wala pong other expenses and same price po ng contract. Sabi nya lang po gawa lang ako ng Authorized Letter para ma send daw nila sa office ng Developer for approval. Ask ko lang po tama po ba yung process? Or need ko po ng memorandum of agreement with their signatures of broker, engineer, authorized personnel and etc. para po iwas hassle po. Hi Sir, just watch your video. Ask ko lang po if advisable ba bumili ng lupa sa isang developer kahit wala sila maipakita na License to Sell from HLURB? Since preselling daw po sila at reopen ang project, Certificate of Registration lang po ang kaya nilang ipakita?

A piece of advice, never purchase a property without a License to sell from Hlurb. It's a violation of the law and you might end up loosing your money if the developer failed to get a license.

Sir ask ko lang po, baka sakali po masagot mo po. Meron po kasi dito sa lugar nmin sa san mateo, rizal, binebentang mga lote, bale 16 hec., eh subdivide po yun lot nya. Nag pre selling na po yun mga ahente, pero hindi pa nila alam kung magkano per sq m, kasi wala pa daw memo sa kanila, nagpapa reserve na sila ng 10k, eh hindi pa alam ng mga tao yun exact per sq m, mag pa reserve na daw para hindi maubusan.May ganun po bang pre selling wala pang presyo per sq m?

Malabong usapan yan. Technically that is not even pre selling kasi wla pa ngang presyo. Pano sya binebenta kung wla pang presyo? Option to buy lng po at best ang nabili nyo kung skali..

hello po ask ko lang po na kapag po ba tapos na ang bayaran sa dp eh saka pa lamang ilalakad sa pagibig or bank yung papers for monthly dp? thank u po sana makita nyo po ito. planning to get a house po kasi kami ni partner sa Apec Homes here sa Lipa which is preselling pa. no subdi map po and then wala pa din pricelist. pero pede daw po magpareserve.

Sir arman cruz.may kinuha po kasi akong property pre selling po sya.last may 2018 pa. cavite area house ang lot po.tapos ngayon pa lang po nila sinisimulan 2021april.yong equity ko na 14months ay natapos ko ng walang palya.pakatapos po non.ay nag stop na ako ng bayad sa developer kasi ang alam ko ay.ipapasa na nila yan sa house financing o sa pag ibig.nag follow up na po ako kasi sobrang tagal na.nung silang huminge ng requirments ay naibigay ko na lahat.2019 din sila huminge ng requirments tapos naulit nitong may2021.pinasa ko ulit sa kanila complte.tapos nag check na ako ulit balance ko.nagulat po ako kasi sabi nila bat daw hindi na ako nagbabayad.dapat daw po ay penalty na ako.kasi daw po hindi ako nagbabayad ng monhtly amortization ko sa kanila. Obligado na po talaga na bayaran ko yon?tiningnan ko po yong bagong papel galing sa kanila.lumalabas po na parang na forfeit yong equity ko ng wala silang update sa akin.napakasakit po sa kalooban dahil pinaghirapan ko po ang pera na yon malaki pong halaga ang pera na yon skin.At ang tagal din ng hinintay.

Ang pre selling po ba na property gaya ng farm land to develop, pag nag babayad acknowledgement receipt lang ang binibigay at wala pang Licence to sell? Kasi matagal daw po tlaga un? Pati contract 1 year na wala.pa.rin ang copy?

Hi, if wala pa pong license to sell hindi po dapat tumatanggap ng bayad ang developer. Kindly if legit po si developer, go to the website of the Department of Human Settlements and search for their name. Hingi din po sila ng mga documents para malaman niyo pong legit si developer.

It depends po sa policy ng developer. May developers po na may makukuha po sila ng refund and meron naman pong hindi. Kung naka2 years po silang pasok po sila sa Maceda law na nagrerequire si government na ibalik ni developer ang 50% ng binayad.

Hi. Im considering to purchase a preselling unit since my friends told me that its a good investment if I will flip it once the value of the propery has appreciated. Here are my questions: 1. What will happen if I am not able to flip it after 3-4 years? 2. Is flipping guaranteed? I mean may I know the percentage of chances? 3. What will happen if I don't have the means to sustain the expenses during the turn over? Thank you sir looking forward for your answers.

These answers are not 100% sure so take it with a grain of salt 1. Either you continue with financing the balance or you'll cancel it and only receive 50% refund as per MACEDA Law. 2. Of course not guarantee. It depends on the location of the unit. Then you need to find buyers, or let agents take care of it for a commission. Maybe 50:50 or even 40:50, again it depends on the location of unit and maybe the developers 3. Apply for cancellation for 50% refund + other fees. But the majority is selling theirs at much lower prices, or the "pasalo".

Tanong ko lang po, if natapos po ba yung downpayment sa isang pre-selling property, dapat po ba talagang tuloy tuloy pa rin ang bayad monthly kahit hindi pa po nasisimulan ng developer ang property? May mga developer po kaseng nagpaparesume ng payment kapag sisimulan na ang bayad, at meron pong ipinapatuloy tuloy ang monthly payment kahit hindi pa nasisimulan ang property?

But since nagpandemic, and di pa nila nasimulan ang property namin na gawain, we are asking for extension of payment after we finished our dp. But they cancelled my account dahil 5 months na daw pong di nabayaran. Kahit na ang usapan po ay gagawin nila after ng dp namen. Paano po kaya ang tamang proseso nun?

@@ArmandCruzrealestate dahil nga po may 5 months kameng unpaid due. But july palang po, kino-coordinate na po namin saknila regarding sa property dahil wala pa nga pong nasisimulan. And we're hesistant to continually pay dahil wala silang assurance kung kailan gagawin ang bahay kahit tapos na po ang downpayment namin. Wala silang concrete answer, they reason is because of pandemic. And yet, this October, we were emailed that our account is temporarily cancelled and they are giving 1 month to pay the 120k+ (5 months due). If unsettled after 1 month, they say that our property will be open for reselling. How come na parang wala po kameng kalaban laban kahit may pagkukulang sila. Ano po ang dapat gawin.

@@gerramay_ Filinvest is a huge company, Just because they paused the project because of pandemic, that doesn’t mean they won’t build it anymore. You bought a preselling property. Therefor wala ka pa tlga makikita, most of them have timeline when to finish the project, but since sabi mo nga dahil sa pandemic kaya postponed muna ang pag build. It’s okay to pay as long as you have all the proof / documents that you are a good payer. Hndi naman tatakbo ang filinvest with your money. Andyan lang yan while you’re paying, Secured pa dn ang pera mo.. Ikaw na po ung may kasalanan why your contract has been cancelled. Ganun po tlga ang patakaran sa realstate.

Sir ask ko lang if may mangyari na masama sa buyer na preselling ,like na disabled or namatay .ano po mangyayari pag naka bank finance na sya or yung downpayment nya.

Hi for bank financing or pagibig kadalasan meron pong insurance. So kapag po namatay ang principal fully paid na po siya. For the downpayment, may mga developers na nagrerequire ng insurance lalo na if more than 2 years ang downpayment. So if namatay si principal fully paid na ang dp. Kaso may mga developers na hindi nagrerequire ng insurance so ang nanyayari cancellation ng account.

Hi, have they contacted the developer and informed them about your situation?This is the first step na dapat po nilang gawin. Inform the developer then sila din po makakasagot kung ano po pwede gawin since sa kanila pa po kayo nagbabayad. If in case of refund, if umabot po kayo ng 24 months na bayad sa equity saklaw po sila ng Maceda Law. Para po mas maguide sila mas maganda po magconsult sila with a lawyer para po mas guided sila sa batas.

Thank you po sa Advice Sir may mga natutunan po kmi, Sir Ask ko na din po, paano po ba mag refund sa nabayaran nang monthly payment sa condo, Hinulugan na nang more than 2yrs. pero dahil sa pandemya hindi na nmin natuloy ang payment for more than 1 yr. :( it is a pre - selling) gusto na po sana naming iback out nalang :( ang laki nang interest about sa late payments then, we do not have contacts anymore about sa Agent :( We bought sa FEDERALAND po, and now they advice us to go to bank para po mag loan at ma settle yung mga latw paymenta po :(, but the interest of the late payments was too high po kasi :( baka po may ma advice kayong best solution, and the wost thing is we boght a parking Area when we visited the parking area ay nasa kabilang building not mismo sa building where the condo located :(

Hi sir, since pre selling po siya ito ay way para po masigurado ng developer na may capabilities po sila to avail a loan once kailangan na. In turn, ito din ay paraan para po maprotektahan ang pera natin dahil baga pa tayo maginvest masasabi na po ni developer kung makakapagloan sila after matapos ng downpayment.

Sir ask q lang po, may condo po kc aqo na ang DP ay 48mos to pay mejo mlaki kc ang DP, tapos po 28 months na po aqo nkahulog pero hndi q na po kya bayaran, pede qo po ba i cancel na yun unit? nsa contract po ba na hndi q n mbbawi yun naihulog qo ng 28mos? TIA

kung 28 months ka ng nakabayad pwede na ma apply ung Maceda Law. nasa 50% lang ata ung pwede mo marefund.
