Even if there is no appraisal contingency you must take each escrow task seriously.
An offer accepted does not mean your work is done.
1) prepare the appraiser ahead of time.
2) make a list of the upgrades and amenities.
3) explain what is valuable about the home.
4) provide comparable sales.
5) show up!
