There has always been a bit of confusion when pressure washing concrete (flatwork) if "pre-treatment" should be done, and also whether POST treatment is as good of a treatment. Ray discusses both techniques and shows the speed & quality difference in timing when pretreating a heavily algae infested driveway. The power washing on this driveway was performed faster and with better results when a quick pre-treatment was done.
What is Pretreating? It's applying a cleaning solution (in this case bleach and soap) to the concrete prior to beginning a wash process to assist in killing the biological material we'll be removing when power washing this concrete surface.

i understand it 17% time save when pretreating, but you also let it sit for 30 minutes while you did the house. what if the job is driveway only? wouldn't it be more time efficient to just wash without the pretreatment? if i am just doing a large driveway should i pretreat the entire driveway and not worry if the farthest section dries while i am cleaning? i just feel like im spending so much time putting the treatment down in a section, keeping it wet for 15-20 min, washing the section, then cleaning off excess dirt, then repeating with next section.

Great video and channel. Could you help me out with some ratio issues? I'm downstreaming using a 3,000 PSI / 2.4 GPM machine out of a 5-gallon bucket. When someone suggests using a 5% mix This seems to be speaking of a 50% mix When they say 5%, are they referring to the mix in the bucket, or what's coming out of the spraygun? Thanks.

Thanks for mentioning the dwell time. It kills me to see someone pre-treat and immediately start washing it off. What good does it do if you aren’t letting it do it’s proper job?!

Awesome video and time savings but you’re forgetting to add the time that it took to pretreat the area.

I would’ve spent the same amount of time post treating the area though so in my mind it’s a washout .

Pretreatment cleans faster. Yes you have the time to pretreat BUT you won’t have to post treat (if sprayed strong enough) AND the mildew down deep will be taken care of so the cleaning will last longer and won’t grow back later showing the lines where you ran the surface cleaner

ALSO you can run lower pressure with surface cleaner if pretreated meaning you have LESS chance of damage!!

How long do you suggest allowing the post treatment to dwell before rinsing ? Thanks for knowledge - love your videos. Also, what spray nozzles do you run in that 19" w the 5.6 gpm pump ?

Did you account for the time spent to pre treat?
@SprayWashAcademy

yes, you'd be spending the same amount of time post treating, so its a wash.
