True beachfront, direct beach access and a decent size for 6 million. Seems a really good price.

As most of the required renovations are just cosmetic, 6M THB seem to be a fair price for the size of the unit. The only major renovation I saw was the master bath. If the tub was jetted, it might have been worth keeping but, as it is, it should be replaced with a shower.

Thank you for the tour of this condo it ticks many of the boxes . I liked your suggestions for the updates to the unit as it looks dated , would you be able to give an estimation on what it would take to bring it up to date including replacement drapes in bedrooms .? Thank you 🙂

This seems like a bargain, even as a rental investment you would get at least 5% return on that. Its hard to say in such an inflated market but this is the best value I've seen for a while. It's almost a no brainer if someone is in the market with 6m to spend.

As always professional presentation. To add on, this really seems to be a good offer at that price, really like it. The rooms have good size and are really useable and the total size also is really good for 2 people or maybe also 3 living there permanently.

Nice. May I have some knowledge how to buy a house or apartment as a foreigner? Questions as how to pay and when to pay the price, how long I can stay in Thailand in a year, what is the right legal way to buy, and what happens when I die , can my legal relevants-sons have the right to own the house with or without the legal taxes..etc

There are comments on another YT video saying that the pool on the beach might well be illegal. I'm sure you will check this out.

The pool at the front belongs to the condominium. It was built with the intention of being exclusive for the villas at the front, but this project was never finished and instead the pool was opened up to all residents. If it was illegal for sure it would have been removed by now but it is still being well maintained

@@123LIVINGINTHAILAND Are you sure? It is illegal to build on the beach. Anyone looking at this building must get a lawyer to thoroughly check out the title. Lots of 'illegal' constructions exist in Siam.

Yes. That pool does raise a red flag. It's certainly illegal. Could there be other illegal issues? It's possible. One must be very careful with real estate in Thailand because too many people have lost too much money due to various scams and illegal projects. One rule of thumb I have is to avoid buildings you haven't heard much about. I've never heard of this building but I tend to avoid anything in Na Jomtien.

We took this video a long long time ago. The elevators are well maintained. There are two of them. The stairways for the fire exits will just be the standard ugly cement style, but all the hallways are very well maintained and wide. If I can find some pictures, I will upload them via Google drive link this weekend

Not bad, but Na Jomtien is not a good location. It's too far away from things in Jomtien (night market, etc.) and the baht bus to Pattaya does not go there. If you have a car and don't care to be in the thick of things this unit would fit. Balcony views are sweet. I might pay 5 M but no way 6. I can get a 45 sm unit at Cetus for 6M. Cetus is much nicer and newer building in Jomtien. I know the real estate quite well in the area.
