I spotted a very nice home with private beach. I realized why it is so cheap. It is difficult for non-citizens to own land. You can pay for the buildings but there are strings attached to owning the land that it is on.

@@filipinalife i have someone from Bohol in my friedlist, they are real estate agents and they offer daily condos, houses and lots for sale. Mostly in Tagbilaran and Bohol/Panglao. it´s difficult to compare the prices with the prices here in my country, but i think the prices are getting higher and higher and for us, as foreigners, there is no way to buy something, just a condo, without are pinoy, or pinay.

Am I correct with my conversions here?... 2000 pesos @ roughly $40.00 USD per sq meter would be about $162,000.00 USD for ONE single acre of land? That's unheard of, even at Kano prices here in America. I'm sure I'm missing something here... I HOPE I am. ;-)
Lol that’s true depending on prime lots…where most tourist are at…in northern Luzon it’s around that price as well 5 minutes to the beach and that’s why people only buy 500 sq meter or whatever it’s in their budget…also depends on their wants…I bought my affordable overlooking land cuz I want to look at the ocean all the time, don’t care if it’s near major cities…I’m 15 minutes away from the town..beach/ water less than 5 minutes…

Buyers's beware, there's something wrong with the man's explanation on how the land title is transferred. When the land is fully paid, the SELLER or former owner pays the Capital Gain Tax at the local assessor's office. If he or she doesn't pay that tax, the land title will never get transferred to the new owner.

I Have been to Ozamiz and I Had trouble there as three Guys tried to rob me. It did not turn out very well for them. and I left right after that. Because I Know when they got out of the hospital they were looking for me. My Girlfriend at the time told me after I left that she was asked where I was. that was 8 years ago :-( but I don't trust it there anymore. and My Girlfriend would not move so it did not work out.

@@filipinalife I misunderstood the rate exchange when I first watched this video. Homes are incredibly cheap there. I have been shopping online. Possibly in 5 years maybe more (probably more), I would like to retire early over there. Beachfront property is incredibly cheap. What do you do for fun there? I will have to go through your videos.
ALL Foreigners be very careful when buying land in Philippines as you can never own it !!, only Filipino natural citizens can buy land MANY expats have been burned badly when they buy and then split from wife or girlfriend as the Filipeno will own it ALL !!
