Sir, I have sold my flat recently, 45 days were given to get register, I n sale agreement, but the buyer housing loan was not sanctioned. Now they are asking me to refund the advance amount of 5 lac paid during sale agreement. No penalty clause was mentioned for both parties. What I have to do? How much amount I can deduct for lapse from buyer side. Whether I have to cancel that sale agreement which was made in 200 rs stamp paper. Where I have to cancel this sale agreement legally. Kindly advise me. 45 days time is already over.
