Have any of your investment properties ever been not renting? So meaning you've had to pay the mortgage repayments out of your own pocket? Do you have any advice on how to avoid this?
I undertook some renovation work over the summer holidays, so my property was not renting for 2 weeks. It was my decision not to take in the clients though as I wanted to get the interior of the property painted and renovated. This did not affect my cashflow at all :) Best thing to do is to have a property manager, they ensure there is always a tenant in your property so that the risk is low for you.
- solid property manager - buy where there’s tight vacancy rates - buy a property that suits that demographic (don’t buy a studio apartment in an area full of families) - if tenants leave without notice you have insurance to cover this loss of rent as well
