Located in one of the most significant addresses in Kuala Lumpur where you can find balance between convenience, lifestyle, and nature. As East Residence is the only landed property within the KLGCC master plan, the density and privacy of the location becomes the main selling point. Of course if you're golf fanatic, life time memberships were issued during the initial launch which got many people excited.
However, the main concern of paying high price for a 20ft width unit is tested during the visit. The central courtyard was installed with a lift to cater for 4 storeys, causing the unit to have a corridor, and 1 bedroom to not have any windows. But I personally like the indoor-outdoor emphasis where in almost every corner you'll get glimpse of the mature foliage of the development.
The highlight is the entire floor plate master-bedroom with amazing walk-in-wardrobe and master bathroom, which are just mind blowing. Overall, this is another luxury piece where you can enjoy nature and lifestyle by being in the city centre itself.

Excellent review. 1. Lifetime membership is so worth! Try finding out the price of a golf membership in klgcc, you guys will drop your jaws. 2. Good environment. I always tell people around me you can have a AAA design and finishing house but you can never replicate an environment. 3. Price is steep for sure for such narrow house. But I think it’s sufficient for family which has 4-5 members.. moreover the layout and design proved that it can be “big” as well.. Cons: the windowless room. Everything is so perfect except for this....

I've watched a lot of your videos and i really like the way you review all the properties. For you to come out with a video for this residential, it's like a dream come true! Hi iherng, great job with all the videos. Really appreciate the visual and informative analysis of all the projects shown in your RU-vid channel. I'm a seasoned property investor from Sabah. And yes, you can let your sponsors know that your videos are indeed influencing investment decisions. For sure, your videos and very frank interactions comments with all the viewers below are influencing my decisions especially when I need to diversify investments out of East Malaysia but still within Malaysia. Really appreciate how much your channel helps to cut down the physical works we need to do to narrow down and zero in on investment decisions. The profiling and comments by others offer interesting price comparison and value proposition too. Keep up the independent and unbiased attitude in analysing all projects in your channel! Last of all, a simple suggestion, get a gimbal image stabilizer, nothing beats a well made videos with nice music, great analysis and a stable video that don't made us feel giddy.

Very posh development. Good architecturural design that incorporates natural lighting into the living environment - it just makes the space that much more inviting. The function room is impressive - like high class restaurant setting. The elevator is the one thing that will be one of the critical considerations - some will like it, some will hate it. But it's not such a bad idea if the owner comes back from work, park his car in the basement, he wouldn't want to have to climb 4 storeys to get to his bathroom to freshen up. In the morning, he wouldn't want to have to go down 4 storeys of stairs to reach his car. But I would say that the lift area would not be the best ultilisation of space. I would probably consider this project, if I had the money.

Good representation I loved it, the greenery is picturesque, I do have major concerns on the green lung areas maybe in years to come they build another high-rise building or mix development destroying the green lung areas creating multifarious problems like traffic, noise pollution, and construction noise. can Sime Darby makes a statutory declaration that zero development on the green lung areas??? I mean RM6million meant for exclusivity righttt... I live in Kota Damansara 20years ago surrounded by lushes greenery today it's turned into a commercial hub development still an ongoing issue value of properties has gone down with no takers. Just sharing...

Excellent video! Best thing that comes with the unit is the lifetime membership for sure! That will compensate the 20ft! Can golf all year long at proximity distance. Btw, how much is the monthly maintenance cost? I wish I don't have to sell all properties just to buy it but just rent it for a year or shorter. Hahaha... And borrow owner's golf membership.

Beautiful! Really like the mature landscaping and indoor-outdoor connection. I agree with your design point regarding the elevator. But once owners reach a certain age and mobility becomes an issue, the elevator will be much appreciated. My parents retired to a beautiful development in Palm Desert, California, but my father lost the ability to walk and my mother had a very difficult time getting him around. There are always pros and cons. Great vlog!

I suppose no guarantee from the developer that the golf course will remain as it is? What stops them from just developing the rest of the grounds of the golf course. Probably worth more building residential properties (more link houses) than maintaining as a golf course?

I assume they are sold out now. The unit were renovated and had a face lift. At one point, they can't sell them because the design was too industrial like.

There are dedicated visitor car parks every fixed distance. So there are spread across the entire carpark and they don't have to walk so far=)

That's subjective. For a profile who can afford a RM 3mil terrace would have their preference of interior treatments. This is definitely for that top 1% of Malaysia to enjoy. Anyway, it's been a while since your last sharing here patoises. So glad to see your comments again=)

Yea, the team did their best already I guess. I would've made it into a room that don't require window, such as AV room, music room or a walk-in-wardrobe for the smaller bedroom. Thanks for sharing your view Alif=)

Wow 3 years not sold. Blows my mind how long malaysia property takes to sell. Issue is the different market out there. High demand in low tier housing, low demand in luxury properties but developers are all trying to supply to the foreigners investors hence providing the wrong type of supply to the market.

For the price, would have been infinitely better if the ''villas'' were separate units (never mind if the space in between is less than a foot) rather than linked (they look linked?). So, if you're unlucky enough to have a neighbour or both neighbours that are ''quirky'' and love to bang doors and knock about on the walls ALL day long, there goes your peace and peace of mind. I've lived beside such neighbours and it was hell.

A guesstimate would be around 30-40%, and mostly expats when I was touring around. I can say it's a lifestyle that's awesome=)

This was a nice development due to the golf course. However the buildings were pre existing of a commercial building so they shapes are a bit odd. Also they have been on sale so long and cannot get the RM10Mil they was asking for so they are selling half price now and have to reimburse current owners. It’s very quiet which was nice. The membership also is good. However the larger Condo show home was really bad in terms of finish. Actually one of the worse ones I’ve seen in KL. especially for the price. However I believe this is the smaller condos show home. Definitely not worth the money. If a developer can’t sell all the properties it cannot get the money to maintain the facilities. Would rather have Pavillion Damansara Heights.

Yes to a certain degree, especially if the building is not completed or the strata title yet to be issued. Therefore the developer is most often the main consideration for people to invest in a project.
