Approximately over 70% of land in Zambia is officially designated as customary land.
I know this is something that interests many of you because I’ve gotten a lot of questions about traditional land.
So in today’s video I share the pros and cons of traditional or customary land.
I hope this video will shed some light on it and give you more information on what it means to acquire traditional land.

Insightful. Though, just thought I should say, that all cons stated can easily be mitigated: - do not pay before engaging an independent registered surveyor to measure and place boundaries/beacons - other than having your name in the 'BOOK' (which is proof of custodianship), draft an independent signed agreement that stipulates yours and the headman's due diligence: no incumbrances, no family feuds, other buyers, encroachments, etc - be present in the community; in person or remotely - etc So if all risks are mitigated ...yes, it is a good investment. However if your plan is to quickly have titles and possibly borrow (or otherwise) against that land, then 'NO!'

Most comprehensive insights so far on the matter! BUT it still requires that the headman or woman is being 💯 honest. You're completely at their mercy

I had to go through the Ministry of agriculture for accurate measurements for the size of the land. Their surveyor accompanied me to the site and found out that the land was NOT 160 hectares as the seller told me but nearer 200 hectares. They also helped me with all the documents required for purchase. I highly recommend them to anyone contemplating buying traditional land.

I personally think investing in traditional land requires extensive due diligence, understanding local customary laws, and consulting with legal experts to mitigate potential risks. one of cons is Difficulty in Obtaining Financing Banks and financial institutions might be hesitant to provide loans or financial support without formal land titles as collateral.

A really good analysis on traditional land. I guess the head person in the village or community has the overall powers in decision making. I believe the land can still be a good investment provided it benefits the community for example on job creation for the locals in return. A win win situation.

How is traditional land transfered? is there any rituals or customs involved like kukhonta in Swaziland?
