It’s a really good insight however, you have to understand that S Heartlands is not complete. ,you have to let the project come to fruition before you come to any judgement on it. Dubai hills is complete and you can experience that and it’s a different feel to something is still under construction it’s hard to visualise just have that in mind.
You could’ve talk about Emaar, and how great Dubai Hills is, without putting down Sobha heartland! Sobha is a great developer, the quality is amazing. I feel like comparison wasn’t fair. Emaar has its costumers and Sobha has its as well!

I really like your videos… usually - but this video is extremely misleading for multiple reasons 1. You filmed and pointed out the worst in Hartland and the best in Dubai Hills. For example, you could have filmed yourself walking in the beautiful park at Hartland, or Hartland Estates, you can have picked any other time to drive through Hartland to experience the perfect flow of traffic (except 7:30 am and 3 pm when schools start and finish). 2. While you pointed out the quality of Sobha, you did not highlight the average to poor quality of Emaar’s finishing. And how a lot of people have complained about the finishing in Dubai Hills, or the rodent infestation in some of the buildings when they were handed over. 3. You did not highlight that Hartland is literally a 7 minute drive to Dubai mall, and an easy 12 minute drive to DIFC - location location location 4. Finally, you can counter argue that Hartland is under priced BECAUSE the canal is not complete, and the mall is not complete, because once the canal is complete (they are currently working on it) and the mall is complete (expectation is 2025/2026), then the capital appreciated will be higher than likes of Dubai Hills, an already mature community. Common man, I think you really dropped the ball on this. BUT you were entertaining as usual
Somehow clients understood my perspective. 1) The lagoon is not going to create magic. 2) Investors made over 70% returns in Dubai Hills. 3) It's almost hilarious that Hartland is priced similar to Dubai Hills , Creek Harbour and Mina Rashid. 4) There is and never will be a similar community living experience. 5) I can challenge my knowledge and skills with anyone in Dubai for a live debate. So , please don't teach an unbiased consultant.
Hehe common man - you know and I know that the image you portrayed about Sobha is misleading. 1. The traffic shots you took literally happen just twice a day during school pick up and drop off - and it takes you a MAXIMUM of 5 minutes to go through it. 2: your angles are the crappiest angles where there is still construction ongoing 3. You did not shoot the nicest part of the community - the green walkways, park, estates etc I’m just saying - for a “power broker” you need to hold yourself to a higher standard. And if the price per sqft of hartland / dubai hills / creek harbor / mina rashid / maritime city / downtown and marina is the same. Investors need to know and make a wise choice. If anything Emaar pays the lowest in the market - I should be speaking against them if I had vested interests.
Dont be misled by this guy, he made a video on his channel praising Sohba hartland just a year ago. He is comparing a developed project to a project that is still being developed. Clearly he has units in Dubai Hills he is trying to sell and is afraid his clients are looking at Sohba Hartland instead. The units in Hartland are far superior to Hills, next to a coming lagoon, 10 mins from Downtown and have better views than most units in Hills. I cant speak for the villas however

Not fair to compare a fully developed community (Emaar)with under construction community (sobha) Why don’t you compare the quality of the apartments between both !! Location of Hartland is Prime where you can a full skyline of downtown. Very good prices for such a location. Something personal with sobha i guess ?? 😁

This doesn't feel very objective to be honest. You are "not criticising" but being obviously sarcastic when showing the grocery store. Now, you are only showing Tudomart on the inside (while showing Choitrams on the outside). Also you forgot to mention that in the street right behind a Geant and Spinneys are opening soon. You do not show the nice parks that are great to walk around in Sobha Hartland either. And you show only the traffic during the school drop off / pick up timing. You are not mentioning that on the other side of the community they are making a double entrance road from Dubai - Al Ain road. You also don't mention that the current exit near the Creek Vistas is a temporary one and will also be replaced in the future. Does Emaar have more experience? Maybe. But try going to Emaar's brand new Creek Harbour at the end of the day when everyone comes back to work, you'll also face traffic entering the island at the traffic light. I'm sure this will be improved in the future as well. Sobha isn't finished yet (neither is Creek Harbour or Dubai Hills), but amenities and roads are being added and constructed at a very rapid pace. I'm not saying one developer is necessarily better or worse than the othe rone, but I do feel that you are not painting the complete picture here.
Brother , neither does the developer paint the right picture with the renderings. If you take an investor to Mina Rashid , Creek Harbor , Dubai Hills and Hartland and yet of he chooses Hartland , its absolutely fine. But , it’s never been the case with me and the same price per square foot for all these projects make no sense. Why do you have 600 consultants and 3500 units in stock… If 600 people cant sell the stock how will the investor sell ? Make it fair at some place - atleast the price should make sense , if the floorplan doesnt.. There should be better business practices and educated consultants with several developers. One of the consultants calls me and tells me that there is an 18 hole golf course in Sobha one and there are 2 units left.. The fake renderings and wrong consultation should stop.. And to the extent of manipulating AI .. I could go on all day.. Why wont you find a Tudo grocery in Dubai Hills or Dubai Creek Harbour Or Downtown Dubai.. Why does Emaar make it so hard for a commercial lease.. its to control the tenant crowd and quality.. Like I said.. I can go on and on.. The truth is out there..
Agree. Dont sell Azizi products. My unit has been delayed four years. I have unit in Riviera building 1. Still not handover, and no idea when it will be delivered.
I am surprised that how you compare. It is completely biased. Sobha Heartland and Dubai hills are two different communities. Can't be compared. No developers is 100% perfect. At the end it's not any developer it's dubai where people invest. Kindly don't confuse those 13000 people who invested in azizi and thousands same like them.

Great video and many valid points, but to compare the full scale, it’s also important to take the payment plans into consideration. Emaar offers 80/20 at this point. For some investors this can be a very bad deal, depending on the investment model that they want to follow.
It’s good that you are definitely not selling an azizi to your clients. I have had many rogue agents trying to sell me an azizi. People do bad things for a commission.
I hope you don’t remove my comment to keep transparency, I can understand that you don’t know much about SOBHA, as a prime location and one of the best quality in the city and the commitment of handing over the project on time and even early handover, and the waves project is people has bought with 975k AED and now they resell the apartment with 1.3m and they made around 30% capital appreciation, and still no crystal lagoon have handed over yet, imagine when it will be ready how much they will be able to increase the prices, don’t put your own preference into the video and to make fun of the project with your sarcasm which is not professional at while, while you said already that you sold in SOBHA , or when it comes to commissions, the. SOBHA is nice and great? I’m wondering how did you sale to your Canadian client, did you make the same sarcasm about the community while you are selling, or you was convinced or you was fake or how you did that? So - if you observe my video carefully and the comments , people with an open mind and a fully functioning brain would understand I mentioned that there are pros and cons. Some projects in hartland makes sense , the quality and location is great. The floorplans in Creek vista grande and the current pricing is not viable to my investors. Its not fair that Sobha is priced at the same level of projects like Creek Harbour and Mina Rashid. It does not make sense to me. My investors would resonate with my thought process.
