Sir ,,please give some insights on NRIs in gulf region for 100% sure they have to return no choice,and please clarify more on 30% tds deductions from tenant while paying rent ,it looks like a alien concept to me in India ,unless there is a proper system set by an NRI to deal with taxation

Don't invest unless you want to return to India. Govt rates always higher than market values. NRI pay white when they buy the property but govt rates lower than market value. If you want to take money back, it is very difficult as you don't know what to do with the difference. Invest at abroad, less pain and you can sleep peacefully. Looking after is always difficult. I had to pay $10 lakh to get my property vacated.

U can buy residential plots but cannot buy agriculture land. But still many buy using wife or mothers name.

No one will find out if oci card holder purchased agricultural land in andhrapradesh. My relative who is oci card bought agricultural land and converted it to commercial land by bribing officials. No one questioned anything.
