Today, the situation different. The increase what you hv stated is about comparing 15 years back and today. 5 years back and today is just opposite. It has only gone down. Investing now in real estate today expecting increase is crime. Real estate won't give any return. Buy if you hv cash for your own stay. Never invest for return. Don't take loan instead go for rental. Real estate future is bleak.
Now population is decreasing. Now, more people are having house compared to house. Cash transactions are restricted. Only highest interest groups can purchase on black money.
Simple fact is that if you buy flat/villa on loan and paying EMI you have to pay interest double the loan amount and even more if the interest rate increases! Buy house only if you are dwelling there or otherwise utter waste for rental and appreciation! For investment buying plots always somewhat better!

I think one more factor also to be noted .Price are fixed by brokers not by buyers or sellers. No idea about apartment, Rising land value can't be stopped by any one.
True about the rental return. We bought an apartment in 2008 in Chennai. Even now at 2021, the rental amount is the same Rs 12000. This is despite the apartment being in a lovely gated community and on the main road. Just not worth investing in an apartment for renting out purpose.
@@Jilljungjuk1 Nobody wants to take it for more. When there are plenty available for really cheap rates. If you are investing in flats within the city then your value will go up. Otherwise this is the scenario. And they keep leaving every year and we have to spend on repairs again. So it's just not worth it to buy flats for rental income in the outskirts.

Sir in 2008, an apartment in 10 apartment building is 3000 rs/sqft. Now an apartment in 100 apartment building is same 3000 rs/sqft. This means the undivided share of land property has significantly reduced - price has actually skyrocketed.
But in this case buyer is not getting the benefit..only real estate builder, seller is enjoying more money for same sq ft of land. So its a huge loss for buyer. A buyer will get profit only when he buys for x rupee and sells more than yX rupees. It is not guaranteed if UDS decreases.
Sir,we buy 26 cents land in Coimbatore 2007 total amount is 13 lacks.now it's value is 1.04 crore.it means house purchase is not worth.empty land only profitable
13 lakhs in 2007 is equivalent to approximately 60 lakhs right now with inflation. On top of it, the interest and any capital gain if you sell adds to it
Demand for real estate will be there forever. The land cannot be created, so the demand will increase day by day, it wont decrease. Demand will also increase due to new infrastructural development like metro , airports etc., Location is the only important thing while investing in real estate. Land rate hasn't decreased till this date anywhere in Tamilnadu.
In real estate the demand will shift from one location to other, but the demand will be there forever.Thats why clever investors will look for government notifications for new development before investing in a location and some will buy flats when the project is launched at cheap basic price and will sell at the time of completion of the project at a higher price. Even in location where we think it has reached saturation, still there are people ( that locality will become affordable only to elite class, but the demand will be there between them ) to invest, real estate purchase decisions are made not purely based on investment and profitability. Vertical growth indicates, the rising demand for land and price increase in that locality. people are not comfortable with horizontal growth, thats why we are witnessing vertical growth of even 2500 flats in a premises, in city suburbs.

Base price is the joke.. In 2008, base price was 3000rs but net price would have been 3500 or 3600...now, base price is 3000rs but net price is not less than 4800 or 5000rs or so

Real estate investment in metro or cities reached stagnation but look at rural side farm land prices in pandemic time, it is increased atleast 3 to 4 folds. COVID has actually levelled and distributed the real estate boom across the country. Investment in more than one home not advisable as you mentioned.
This is highly impossible and I can’t believe that the rate is same after 15 years It can’t be same sir since logically if you think 💭 the material, labourers, transportation etc all are increased only not decreased This is my view
Actually the profit portion is high... not the cost portion sir, what he told in 15 years the profit portion will be reduced and cost portion Will get increase as a result of price increase in raw materials.. but the price will be the same...
One of my friend has purchased a 2nd hand flat in 2019 or so at OMR (age around 10 years-built around 2009) for almost the same price at which the seller has purchased 10 years back 3 BHK

Compare gold & land price then talk I see huge margins just 3 years gap 20L to 1C even I have property brought 10L now asking price 60L don't underestimate power of the real estate and chennai is not a only city in tamilnadu.

Important point which is missed is Buying home is an emotional decision based on individual needs. Just using a flats as measurement doesn't do justice. LAND appreciates and building deprecates like they say. So you just compared 3000 Per Sqft in 2008 , but now the construction cost alone is 2500. Don't buy the argument of RE is a worst investment. Selection of property just like stocks is must. Also Realestate is a long term game and rental are in the pocket 😉
Incorrect info. Apartment prices have increased in last 10 years on OMR. Why do you have to look at only Apartment when you talk about real estate. It includes land/plots also, right ? Did you check growth of the land price ? I am not here to recommend anyone to go for real estate as an investment. I am trying to say that when you compare something, you will have to consider all the aspects, not just Cherry picking the data that's is favorable to your argument.
Sir, actually the salaries for IT people are increased more than 80% in last two years during pandemic. There is a huge demand for IT professionals so many companies are offering even more than 100% salary to pull resources. Also the pay for college final year students are increased
According to me investing in land fetches more returns, I thought corona pandemic will lead to decline in land price but it's not true, there is 25 percent increase in land value in the past 2 years, there is a big boom silently going on in west chennai upto oragadam and sriperumbudur , as New train facilities , satellite township and outer ring road are being implemented, in another 5 years there will be double the price in these areas as there is need for house for the younger generation.
Thank you Sir. I understand all your facts. I would like to know, whether, the construction costs will not rise? The construction cost of 1000 sqft house was Rs. 2,00,000 in 1994. Whereas now(14-01-2022) it will be around Rs. 20,00,000/-. Cost of labour & materials are increased.

@@NandhaKumarrocks y can’t it be 2Cr in 15 yrs? There is a hike in 20-30% in the cost of the building materials in just a year. Ask a builder or someone who had a construction done recently. At this trend I wouldn’t doubt it. U would have said the same 20 years ago that it wouldn’t be 20L in 2020.
Sir, u missed out another important point in NRIs buying apartment in India. Unlike resident property owner facing only 1℅ TDS at the time of selling, NRIs have to face now 20.8℅ TDS while selling his white money-funded apartment before registration!. Then how prices can appreciate?
