Gurgaon market is in bubble stage. The price hike is huge which happened in 2 years. When we go for buying, then people say that market is doing very good. But when we go for selling, they will say market is stagnant...Gurgaon market will not increase further ( if not decrease)

In ncr there is 10 year cycle, last boom/bubble was in 2014, prices will peak in 2024-mid 2025. Time has passed for new real estate investment barring few places

Biggest ever bubble has built up in gurgaon. Rates increased by builder from 5k to 25k in just 2 years. Affordable players selling projects branding them as ultra luxury. Never seen such big bubble in last 50 years. Disaster waiting to happen anytime

Greater Noida is entering a bubble developers are trying to justify there is huge demand but the key buyers from the IT sector are seeing recession and no new jobs .. this bubble is soon going to burst.

For everyone reading as per many economist Your price pf house should not be more than 5 times your in hand income For India, which is lot expensive this can go till 6-7 times but anything more, you are setting for risk of default if not planned your emergency

Thanks for putting such an informative video. Somewhere prices seem to be inflated in new launch segment whereas the resale market seem to be fairly priced. Noida extention which hardly has any smooth road to Noida or Delhi is having prices close to 10k-12k per sqft for new launch and 6k-7K per sqft for resale. Similar story goes for Ghaziabad, Noida -GreaterNoida Expressway & Central Noida. Somewhere builders are demanding prices of 2029 in 2024.

Noida greater noida is super over priced seems a illogical pricing for apartments . Seems to be bubble since last 2 years. More importantly the loading is now 40% super area is 1425 carpet is below 600 maintaince charges on 1425 super area . Absolutely rubbish pricing

No I think Noida is facing flat crunch ...all offices opened everyone need flat to stay rents r rocket n last no new flat inventory is coming so that is y rates sky rocketed in 2023 and it is still increasing ..loading is always higher in Noida ...entry of supreme court is helping deliver projects llke amarpali supertech ...Jaypee ....and still city need more apartments for people coming to City ....big shots like Microsoft TCS bought land n offices

I have invested in Noida and have been tracking Noida for the last 10 years It is well planned city but the weather ne users living here are not the super rich like in Gurgaon Still there are so many high ticket apartments on sale by Max, mahagun, Gulshan, ATS, experion, Godrej 2-5 cars in fact a few of them are upwards of 10 cr. Do Noida have people / jobs that can let people buy a flat of 2-5 cr no TCS bought sector 157 land in 2017-18 but didn’t build the campus’s Microsoft bout a 60000 sq Mtr plot in sector 145 in 2021 but other than fencing it Microsoft haven’t build anything.. DLF built its campus’s in sector 143 but other than synopsis no new corporate have taken space in the campus.. That means people who are going to come to Noida doesn’t have /earn enough to buy a 2-5 cr flat so it is a bubble that is in making and very close to burst Sector 150 where 70% land was for open and recreation have been reduced to just 40% by the builders and the sector is having over supply of flats .. there is only .5% commercial space allocated TCS campus in sector 157 is around 5 kM from 150.. there no logic why the pricing are going up On top of that the registry of flats is not open in the entire 150

Noida Airport is farther than IGI, further IT is in soup and Noida is highly dependent upon IT. Lot of offices are lying vacant looking for lease. Its a traders market which is keeping price upwards however I feel due to absence of fundamentals (end user affordability) its a bubble and probably we are heading towards a crash likewise 2014..

Bubble is Also in Noida. Now developers have created lot of Project outside city in Greater Noida. Mostly selling luxury houses and not focusing on Real Growth. Price will become constant, maybe after sometime.

i have visited two project in ghaziabad first site, where developer have built up four tower. the agent have told that all tower have been sold out. He is building fifth tower, the cost of flat is affordable price with other charges for example parking charges, maintenance charges etc. the agent has told me you have to book flat now it will be sold out or you could not get your choice flat in fifth tower its possession will be given to you in 2027 second site where developer have three tower where 50 % work is complete the agent is influenced to purchase the flat with discount. you have to choose whether paying gst charge or registry of flat and other club membership is free. its possession will be given to you in 2025 where this project has been registered in 2018 and this project extension two times included six month extension due to covid is it indication of bubble ?

Govt increases FSI so that people can get shelter at affordable price. But this policy is being misused. Land prices are deciddd as per FSI. Prices are increased in the name of amenities. Little do they think that it is only going increase their cost of living. If flats are not cross ventilated, every room requires AC and adds to global warming and increased electricity bills making life difficult. If builders cannot construct cross ventilated flats they should shut their shops. Housing has become a curse where people are mislead in the name of faulty development. The policy requires drastic changes. I strongly advocate buyers cartel for every area so that people can buy homes at affordable prices. We need to put an end to corruption in housing industry. Pl do not misunderstand me. This is the need of the hour. No wonder this sector will be facing recession very soon.

Gurgaon and Noida both cities are in bubble stage . Gurgaon has clearly over supply . And in Noida when registries of stagnant project will open with new project inventory there will be over supply . In most of project in last 2 years 100 percent appreciation has happened which is not sustainable . Also rental yield(As per current prop price) in areas like New gurgaon and DwarkaExpressway and Noida expressway etc is not even 2 percent.

In vadodara, very few options are available for end users. High cost apartments and duplexes of average price of more than 90 L. To 1cr. are available every where. Banks are hankering after middle class for home and personal loans using all means but possibly people are preferring rentals instead purchasing. Symptoms showing for bubble. 😅😅

Hello sir Mumbai me 40 year old puarana group of 6 bldg hain and society form ho chuka hain….but for some reasons group of 6 building me se 2 building ne independent society form kia hain and wo register bhi kia h ….so ye 2 bldg Jinhone independent society form kia alag se un k pass cc and oc available nhi hain … bcz cc is available with original society (group of 4) Then kya hume wo 2 bldg me resale property buy krna chahiye without oc and cc

Forget everything. First teach builders to construct cross ventilated flats. Abolish builders cartel because it has given rise to monopolistic tendencies. Builders decide the price of the flats. The prices are not decided as per the affordibility of buyers. Prices have shot up making it unaffordable. In Pune & Pimpri Chinchwad(PCMC) area huge inventory created especially in pcmc area. Now bubble period started in this area. Due to AI IT company started heavy retrenchment so no buyers. Also in Pune customer are price sensitive & choosy. Developers is expecting boom period 2022-23 prices. Therefore in Pune & PCMC bubble has already busted.

East Bengaluru is polluted and no water there.....builders are selling pigeon holes 700 sq. ft apartments for 1.5 crores (registration and interior), at absurd prices.

Mujhe Lagta hai Tier2-3 cities me Growth & Boom mix combination aa raha hai bcoz people wants to move to less crowded area but unfortunately due to only this work from office policy people has to shift Tier-1 cities Forcefully due to this market are creating bubble by investor. 😅

In gurgaon there is no growth in indusrty and salary since last 2 years but real estate grow 3 times Land is costly so hardly see any price correction

Here in Pune, builders are ready to give discounts. They'll chase you days after the initial meeting to close the deal. I request you all to bargain hard, after all it's your hard earned money.

@@narenderkaur9458@narenderkaur9458 True, brother, but if you saw the marketing of builders and sizes they are launching without any external development by authority, it's not justified for pricing. As well, as of now, Experion building recently Noida launched an EOI of 19,500 sq ft.

I never thought living in a rented apartment but seeing such unimaginable price high I dropped the idea of buying a residence. Neither my pocket can afford such heigh price nor my mind permits to go for a loan in such grim job market conditions.
