Great points! I just bought a beautiful house in Hilo. I was the only offer that was NOT cash and offering asking price (because it was a stretch for my budget). The house was less than 5 years old, the seller was the builder, so I didn't have an inspection. I had to sell my condo first, (I already had three cash offers). It was adapted for a wheelchair, and I'm taking care of my 94 year old mother. We've lived in Hilo since 1991 and my agent and the sellers agent knew each other. All those points added up to my offer being the one accepted, so cash isn't always King, thank goodness! I was so glad to hear you accepted the offer you did!
Mountain view ~ cooler and breezy vs. the Ocean view is ~ hot and warm (afternoon sun 3 to 5:30 ish) the sunset is the pro. The yard has potential to get "trashy" with leaves and whatever may fall from above neighbors!
Preferences! Ocean View if resale Yard / mountain view if long term living there, love the redone unit. 💙 My Dad lived close to the Ward Area in the new high rise Ko’ula (gorgeous building) for a short while 2023, and just relocated to Ko’Olina 4 months ago. I’m hoping to move out there and join him in maybe 5-6 years time. Also hoping we can get something together in Pupukea area long term. He lived in Kaaawa back in the 1990’s. Totally love your “Don’t Move Here” video 😂🤙. For now I’m living a good life in South Lake Tahoe, CA. Love it here but Dad’s getting up there in age by the time I make the jump. Think I’d adapt fairly easy. Same ‘ol issues here… with tourism, traffic, grocery store raids / insane holidays, homeless, road closures (blizzards). Just “Chill” people, it’s all gonna be okay 🙌 ❄️ / 🌊 either way.
This is a lovely unit! Are those circular silver things vents? I haven’t seen a sun room in a long time. This one is nicely done. Having two parking spaces is amazing and a spacious garage too. Will keep an eye on this building and this listing. Nice work!
Honest question, not trolling. I didn't see any fire sprinklers in these condos. Are they going to need to put them in eventually, or do they have them but I didn't see them? Is it because this condo is not in a high rise and maybe they're not required? Just kind of curious, thanks! Oh, and to answer your question...ocean view!
I would want the yard. I can plant veggies, place with green grass for reading in a chair with green grass and flowers. I can have friends over and have a BBQ. Entertaining is huge.
I would prefer city view cause it’s constantly changing. Beautiful at night. Ocean and mountains are not viewable at night. Side by side parking is crazy good. In LA, there is no side by side and all tandem. You showed great insight that sellers do not understand nor see. Sellers look at the offer price only while not understanding some agents are challenging to work with as they nickel and dime. Only experienced agents know who is who. I am on board with Aiden. He and I think a like.
Ocean view. I would want to be facing the action. Seeing the ocean and looking towards the action makes me want to go outside and do stuff outside the condo and sunsets. If I have mountain view, would feel more like I'm blocked in.
Mountain view, because its always changing with the rain and clouds, plus thats the direction of the wind so it would blow into your condo. The ocean, u can barely see.
Mauka or Makai? I say Makai. View or Yard? I would say... whichever get the most square footage (because some lanai with the GORGEOUS view is so manini, no can even fit chair).
The view is a view no matter which direction...my main concern is the traffic. That location is gonna have heavy traffic into town. That will be a deal breaker for me.
Yard over view forsure, which I realized after buying a condo with a great view. Maybe its just a grass is greener situation. I will say, my lanai door is always open and windows are always open and I never have to run AC cause of the breeze and rarely get any bugs inside. So ground floor with a yard may add AC costs and pest control costs. Tough decision.
Pro Mountain View’s..unless you live along da shoreline..if you own da property it don’t matter what view you get, it willl always hold value..ps if you can’t bbq then it ain’t a yard
From that location, ocean, mountain or yard? Mountain. Too far to enjoy the ocean and with buildings in the way and the distance. Plus the breeze would come from the mountain considering the trades. Yard would give me more to take care. I'm a minimalist. lol
I have no idea why anyone would want to move to Honolulu or Oahu. Specially if yyou'removing to Hawaii from the mainland. The crime and homelessness is insane.
