Grant Cardone thank you so much for yourself honesty and insane amounts of value! ♥️ Your ‘Sell or be sold’ and ‘The 10X Rule’ books have literally changed my life! 🚀 I’ve started my own business on the 16th of September and since then closed 14 clients! You guys are soo inspiring and I thank you for these results! 🙏✨
That's a truth that cannot be ignored. With that said, people have to crawl before they can walk. So he may have a point about staying away from single or double-house dwelling, but investing in a four unit income residence may not be such a bad idea - especially if that's all you can afford. Having at least two tenants is income.
Watch the Live Training Session he did with his sales team. All of it. He started from nothing, and tells you how he got to that 800k. Its about setting goals and making sacrifices, being smart with your money to be able to turn it into an investment.
You always talk about your dad when you were a small kid and how you heard him talking about real estate. And then your experience with your mom having to sell your home after your father has passed. These are really strong memories you have that shaped you as individual and your whole life. Your story is so inspiring to me. And the way you think about things. About sales, life, money and investment. So priceless! Thank you for sharing your wisdom. :-)
Thanks you mate. I have no money, no passive income and no 'storage' money but now thanks to this i have a view of a different mindset. Much appreciated mate, all the best.
New Student here. Have been soaking up your knowledge ENDLESSLY for the past week. I am 46 and feel like so much time has been wasted CHASING the newest shiny object. But what you are teaching makes so much sense and is NOT that complicated. Working on being able to save 40% of my G.I. and will continue to learn from you until I can purchase my first 16-32 unit apartment building. You may never see this I am sure ... or maybe it's someone on your team that responds instead of you. But THANK YOU, Grant! You are a man's man... relatable, and REAL. God bless.
i star watching GC about 8 Months ago, buy the booklet (keep in my pocket) rent my house and now looking for bldg units. next mnt going east coast w that purpose, tks GC to inspired me! Cash flow Mode.
Mr. Cardone, I just want to say that you have totally altered my way of thinking about money and real estate. I now pay myself first then the IRS and live off of the rest, not much but its doable for now. I come from a family that has never owned anything and youve changed my way of thinking. Now i know that a better living is possible. Thank you God bless you and I will continue learning from you.
5:17 “Couldn’t stay in a relationship because I was never home, I was out banging, pushing, shoving, hammering, hitting, everyday every week.” Hilarious out of context.
Grants advice is gold. Most will never tell you what he just said.People will let you go thru it on your own to watch you fail.Grant is the real deal man.You gotta respect his game.
Best line: Mom: You don't wanna get into real estate because that means people are gonna call you at midnight! Grant: I wish they call! If somebody would call me that means they're paying me.
You say Don't Build Buy. I was Thinking of Building some apartments maybe start with 16 units. Since I have a Construction Business I would think I have an Advantage to keeping costs down. Also was thinking of Partnering With Sub Contractors Electical/Plumbing to keep building costs low. At least for my first apartments. Does this sound like a good plan?
I can't stop watching your videos! Wish I had known this before opening a second business that LOST over $60,000 last year. IF ONLY I had put that in real estate. Also I would not have bought two single family homes and had terrible renters in one and sold them and was happy to break even a few years ago. I will be looking at apartment buildings FROM NOW ON
You can still do it an before long.you.ll have that 60thou.back.looking back not going to help.Be confident set you.re goal say this is what I'm going to do tomorrow.an the rest of the week.Be positive an say I can do this today rite.If myself or others don't want a challenge to do something new an you put 100percent.youre out come should turn out the same.all I know..
Did you ever manage your first couple apartment complexes yourself? If so could you make a “how to” video on how to manage your first apartment complex?
Hey Grant, My Dad only told me to hold on what I have, he never encouraged me to take a chance/risk so I end up where I am now. Thanks for this video! I wish I never listened to my father and I will never tell my son what to do with his life because how you gonna tell someone what to do which was good 3 decades ago. The good thing is I am only 40 and I still can do what I only dreamed to do!!
"Don't buy single family homes." I say buy many single family homes, and pay attention to the break-even ratio to determine how many vacancies you can tolerate before negative cash flow. Your portfolio of single family homes are easier to finance, easier to acquire and dispose, and can be professionally managed. Just view your portfolio as a horizontal apartment building.
UltimateBargains But why have all those houses or units separated when you can have them all under one roof? A lot easier to manage and a lot less little things to worry about...
UltimateBargains I see that you need more knowledge and here it is: It is easier to buy non-recourse ($2 million + commercial real estate) than single family houses/residential real estate because your personal credit/income is not looked at. Lenders look at the real estate, the cash flow, the vacancy rate, etc. Buy non-recourse property all day long, multiple times a year. Hire an experienced property management firm, never get a phone call from a tenant, get your cash flow checks each and every month, and enjoy your great life!!
I don’t ever remember him selling homes. His first investment was a home and he barley broke even then he sold his Cali home. Only two homes he has ever sold lol Grant was never a realtor
alfonz arilla You can also buy single family with non-recourse financing, put in a tenant, and hire a property manager. Repeat the process until your passive income meets your goal.
Hey Grant! Great Vid! I have 2 single family houses, 1-2 unit and 1- 3 unit and struggling thru a chapter 13 repayment plan bankruptcy. Plan runs til August 2019. I wish I heard about you 5 years ago!
I loved it. I plan on watching all your videos, I'm in the process of getting my real estate license and do truck driving so I can learn the real estate part while having the money to invest, to be able to have cashflow. Most my family knows the sales game, my mother knows real estate and sales we both watch these videos. I'm 24 years old and want to be YOU in 20-30 years or less.
My mom always did the bare minimum and fell into the not working government trap.. Never tried to teach us how to do better in life. My whole life I've been trying to break free from the generational chains.
Grant, what would you do if you only had $20,000 saved? I've been saving for a couple of years and was really hoping to get into a duplex/quadplex with an fha loan, but you say no to that.. 800k seems impossible to save.. any advice is appreciated!
1 2 the fundamental truth is that what you’re doing now won’t get you there . If you have been saving for say 2 years for 20,000 then it will take you 40 years to save 800,000! You need to find skills that you want to master and so you can start controlling your income . Then put it into intermediary investments like stocks and bonds so you can hit your savings target quicker . If you need to be free , you will be .
Meet Kevin I think Ive seen you before on Grahams channel... I appreciate the advice I wish I wasnt as nervous as I am to make it happen! Do you think a duplex w/ fha is a good place to start or do you think the single family/ townhouse is still a better first option?
1 2 grant will say to keep increasing your income. I’m in the same dilemma as you are. I get all the concepts but wondering what’s the best option for the situation I’m currently in.
OMG, you're so practical you speak as if you speak about what my own mom and dad did when they had to sell to provide for our education and marriage...I really can't thank you enough for the eye-opening advices...I am from Egypt and still all what you're saying holds true here...a zillion thank you and just to let you know I made a morning ritual to listen to one of your videos to keep me focused...again and again thank you and pls don't stop giving your advises..bless u and stay safe
Hey Grant! I’m only 16 and my parents expect me to be doing great in school so I can go to college and get a good job, they don’t really allow me to work so I have no income, but I love what you’re saying and most definitely want to put all that knowledge into action, what is some advice you could give to us young teenagers to prepare for or do
I am not Grant, but I do want to give you some advice. I am currently 20 years old and at 16 I will be honest I was a moron. I never partied, did drugs, or drink but I was a moron in the sense that I had no motivation, drive, or any knowledge of the real world. You seem to be past that point so my best advice to you is to keep that ambition, drive, and willingness to learn from people like Grant. You can still do great in school, go to college, get a good job, etc. but focus on the long term. Live below your means and do not spend foolishly on things you do not need such as the newest cell phone, clothing, or cars. Build up that cash to be able to invest it wisely in the future to produce more cash.
Frank you are 100% correct I just turned 18 and I’m saving up for my first property by the age of 19, I’m probably going to have to start out with a single family home and rent it out because I don’t have 800k lying around.. I drive a cheap car, I make 20k a year but I live like I make 10K I save a lot my goal is to reach financial freedom by age 29
@@amensandhu705 Thank you Amen! You are well ahead where you are right now not only with your thoughts, but also with your actions. Keep that ambition, you got this! You will be a huge success by 29 with your mentality. Maybe one day we can cross paths, but until then good luck with all future endevours!
yes but after college you will be able to work.Keep you're credit great.an if u don't have the start up money.get a loan.etc.at the lowest interest rates u can find. The loan money pay back time.will be most likely very short period.if that's how my u want it.If u really want anything put all u got into it.you will be fine..Im51yrs old.I can say that.have to know all info up.s down.s what will my quarterly bills be maint.up in general. After that you will know the profits eack quarter.not each year.is what Mr Cardone said. Not my business but If u can pass a Real Estate class.an u really want to do that.If u really want to be a realtor sell properties.learn to be a seller. Can be self tought without college edu.but u have to know what u want to do in life an stay by it.Thats where I failed.jumping job.to job.didnt pan out.but college is great don't get me wrong.youre parents would hate me to say different.so.All I was getting at is I wouldn't recommend college if not needed to make you're goal.self taught can be very effective.
The bank has restrictions on how much they can lend based on your income not based on the asset that you gonna buy; and there is tax on property cash flow This adds up you might be only be able to borrow 20% - 50% of asset value.
Jezz this video was so explosive💣💥 i call this a chi-cheat you smashed it bro thank you so much for knowledge & exposing some fine tips on RE investing Godbless you.👌
Love your books & RU-vid channel! Thank you for sharing your knowledge - it’s a game changer! I hope you have a wonderful time with your family in Deer Valley. Best trip - I go every year with my family 🙌
A lot of respect for you Grant. Info very much appreciated. You say buy 36 unit for 3mil. Sure. Lots of deals out there. You say put 800k down and borrow the rest. You make it sound really easy. Getting 800k is the challenge here. how does someone attain 800k? I own a few single family homes. All with legal basements. Good cash flow. I also build single family spec homes that I sell. I also have a decent cash flow flooring business. 800k sitting in the bank is still a distant reality.
Recently got your ebook and your videos are awesome. You are 100% correct. Impossible question I have an Amazon business doing well but no cash for down payment. What do I do?

Grant, thanks for your completely substance free advise. Tomorrow I'm buying 48 "units" like a boss. The bank just told me they believe me, no problem.
Was smiling as everyone commenting on you eating snow !!! Ignoring the gems of information . I've got a small property business in uk. I wanted to buy multiple units but didn't go for it. This has refocused my attention to do just that . You give great advice basically for free cos your a good guy!!!!!!
Love it. Keep on expiring me every day. I’m 19 and want that cash flow! But success isn’t supposed to happen to you. It happens because of you .And the actions you take.
Cash flow is the way to go discovered that secret couple years ago bought t my first multi end up buying a single but after watching this video my next made I'm thinking 16
I feel like your mom! I am turning 40 soon. I am scared thinking what would happen if....! I need to sort priorities and start learning all about money! Thank you for this video.
“Tourists in Dubai should avoid crossing their legs when sitting down as it is disrespectful. “Showing the soles of your shoes or feet implies that you think the other person is 'dirt,' so Arabs prefer to keep their feet flat on the ground,” according to Travelbag.Jan 20, 2019”
Great advice. My question is, how do you make the money for your first real estate purchase? When I have the money to buy 30 units I will, but how do I make the money to get there?
Investing in bitcoin is the best Decision one could think of now. I invested so low $500 with Sir Artem Steve and it yielded a positive result after few today’s trading with him .. it was actually my first time doing that
I definitely like! I confess, I'm possess what it takes, perseverance, courage, think outside the box, ext. But no money. You mentioned a bank loan for real estate... What is the qualifications for this type of loan? Any suggestions? I appreciate any and all you share with me
