In this scenario, I'm explicitly talking of an area where properties are, at the moment, less expensive than in the center of Nice, for example, but attractive to people wanting to live outside the city, therefore rents are not too low. Otherwise of course it wouldn't work. I agree with you that in Nice, the 5% is hardly achievable, investing in Nice is more a patrimonial investment.
