What is a niche in real estate? How do you find your niche in real estate? What are some real estate niche ideas? A real estate niche might seem obscure when you start your new real estate agent career but they help you earn convert more clients by discovering the most valuable parts of your professional identity.

The real estate agent's niche is their chosen demographic specialization within a sector. Every real estate agent begins their journey to finding their niche when they choose to work in commercial or residential real estate. When they make this decision, they close choose to work with one demographic over the other.
For example, if a real estate agent chooses to work in the residential sector, they will help people find their dream home. Because of this, the real estate agent who chose to work in residential won't spend time seeking out businesses to find their new commercial lot.
A real estate niche functions the same way inside of a sector. A real estate agent can choose a specialization within their chosen sector so they can target a specific demographic. For example, a real estate agent could choose to help families looking for beach side properties in the residential sector. Their niche demographic, in this example, would be families who are looking for beach side properties.
So, why would any real estate agent choose to work with such a small population when they can work with the entire sector? When a real estate agent chooses a real estate niche, they become that demographic's expert. A real estate agent who chooses a niche should have the most knowledge in that specific area. Therefore, their target demographic will work with them because they know they're hiring someone with the most knowledge and experience for their specific want.
Here's another benefit: since the niche is specific and small, there are often times little to no competing real estate agents. Comparatively, the entire residential sector is highly competitive because there are so many real estate agents. By whittling down your niche, you eliminate competition. The reasoning for how this happens is because your target demographic won't want to work with a generic real estate agent. They will choose to work with the best real estate agent who will help them achieve their wants.
This is why finding your real estate niche is a powerful strategy to converting more clients. Choosing a real estate niche will specify the demographic you work with and you become a magnet that attracts more leads to your services.

I’m struggling to find my niche right now, I just turned 21 and have my license. Not with a brokerage yet still trying to figure out where to begin

The important thing is to start and get active. A niche might not stand out to you right away, which is okay. Be sure to let your sphere of influence know that you're an agent and start building relationships with people as soon as possible because the people you know at the start will often times be the people who will lead you to your first few clients. From there, you can expand into your niche and start building up your reputation as the specialist in that area. But, right now, you gotta get active and learn the trick of the trade.
