Personally I experienced this. I baught my first flat at 24 yrs age & then kept adding more flats to my portfolio. Today I am 45 yrs old. My friends (who always argued with me that stocks/mfs are better option) are worried about retirement & kids education. On the other hand, my fully paid flats are giving me nice passive income, which I may invest in stocks/mfs now. I always experienced that wealth grows better in real estate than stocks. But I couldn't convince my friends on it. I understood that leverage is key factor here, which most people miss. Thank you sir for opening eyes of many people. I

Neither is bad or good in entirety. Try to get house first which can mean to invest in mutual funds towards buying a house (). If this cycle can be broken at a later stage, then invest in mutual funds/real estate based on one's interest. The key is to escape the cycle through purchase of house or surrendering the need to buy a house for next 10 years. Another key point is to live a frugal life without promoting your richer-self and improving in the current engagement (business/job/work).
